18.08.010 Application.

The regulations set forth in this chapter apply in all A zoning districts. (Zoning Ord. § 4-1).

18.08.020 Intent.

To provide for the protection of existing agricultural lands, to encourage the preservation and the retention of the land in its natural state and to provide an interim zoning for lands newly annexed to the City. (Zoning Ord. § 4-2).

18.08.030 Permitted uses.

(a) A single-family dwelling.

(b) Animal husbandry.

(c) Apiaries – aviaries.

(d) Crop and tree farming.

(e) Dairies and processing of dairy products.

(f) Field and truck crops.

(g) Nurseries, greenhouses, landscape gardening, botanical conservatories, and arboreta.

(h) Livestock, farming, and ranches.

(i) Private garages and accessory buildings (see Chapter 18.66 SCCC) customarily appurtenant to the permitted use.

(j) Any other agricultural use which in the opinion of the Planning Commission is similar in character and is not more detrimental to the health, safety, and welfare of the neighborhood than any use listed above. (Zoning Ord. § 4-3).

18.08.040 Conditional uses.

The following conditional uses may be established only by first securing a use permit in each case as provided in Chapter 18.110 SCCC.

(a) Agricultural processing plants.

(b) Cattle feed yards.

(c) Farm-labor camps.

(d) Frog farms.

(e) Golf course (except driving tee or range, miniature course, and similar uses operated for commercial purposes).

(f) Hog farms.

(g) Turkey, chicken, and other fowl raising.

(h) Stands for the sale of produce raised on the premises. (Zoning Ord. § 4-4).

18.08.050 Lot area.

Each lot shall contain a minimum of three acres with not more than one dwelling unit per acre. (Zoning Ord. § 4-5).

18.08.060 Lot width.

The minimum lot width shall be not less than one hundred (100) feet. (Zoning Ord. § 4-6).

18.08.070 Building height limits.

Two stories but not to exceed thirty-five (35) feet in height. (Zoning Ord. § 4-7).

18.08.080 Front yard.

Each lot shall have a street side front yard of not less than twenty-five (25) feet in depth. (Zoning Ord. § 4-8).

18.08.090 Side yards.

Each lot shall have two side yards, each having a width of not less than fifteen (15) feet.

Notwithstanding the above, the side yard on the street side of each corner lot exclusive of front yard shall not be less than fifteen (15) feet in width. (Zoning Ord. § 4-9).

18.08.100 Rear yard.

A rear yard is required at the rear of every lot. Such rear yard shall not be less than twenty-five (25) feet in depth.

Notwithstanding the above, corner lot rear yards may be interchanged to set from the interior or nonstreet side yard lot line. (Zoning Ord. § 4-10).

18.08.110 Minimum automobile parking required.

One garage or carport shall be provided for each dwelling unit. Conditional uses requiring a use permit shall provide adequate parking as required under Chapter 18.74 SCCC for the most similar use. (Zoning Ord. § 4-11).
