18.32.010 Application.

The regulations set forth in this chapter apply in all OG zoning districts. (Zoning Ord. § 16-1).

18.32.020 Intent.

This district is intended to provide an environment exclusively for and conducive to the development and protection of administrative facilities and business office centers, wherein the normal development of mixed commercial uses would not be appropriate. This is a heavy employment zone bordering and contiguous to the central business area or community and regional commercial areas. (Zoning Ord. § 16-2).

18.32.030 Permitted uses.

(a) Banks.

(b) Clinics and ethical pharmacies.

(c) Financial and general business offices.

(d) Lodges, clubs.

(e) Mortuaries.

(f) Nursery, preschool.

(g) Parking lot and/or parking structure.

(h) Professional offices such as: accountant, architect, doctor.

(i) Restaurant.

(j) Studios and instructional facilities such as dance studio, music studio, or similar establishment teaching a specific subject as distinguished from a school (not to include industrial training such as welding or automotive repair involving the use of tools and materials appropriate to an industrial use area).

(k) Incidental and accessory buildings and uses on the same lot with and necessary for the operation of any permitted use. (Zoning Ord. § 16-3).

18.32.040 Conditional uses.

The following conditional uses may be established only by first securing a use permit in each case as provided in Chapter 18.110 SCCC.

(a) Animal clinics or hospitals (not kennels).

(b) Cocktail lounges, bars, taverns (intended to include any establishment serving liquor, beer, wine, or other alcoholic beverage for consumption on the premises).

(c) Dancing or live entertainment.

(d) Fraternity house, sorority house, dormitory, boarding house.

(e) Hospitals.

(f) Research laboratories, limited to investigation, analysis, testing, or experimentation only.

Manufacturing or processing of any kind is prohibited. (Zoning Ord. § 16-4).

18.32.050 Lot area.

Each lot shall contain a minimum area of seven thousand (7,000) square feet. (Zoning Ord. § 16-5).

18.32.060 Lot width.

The minimum lot width shall not be less than sixty-five (65) feet. (Zoning Ord. § 16-6).

18.32.070 Building height limits.

Maximum permitted height shall not exceed one hundred (100) feet. (Zoning Ord. § 16-7).

18.32.080 Front yard.

Each lot shall have a street side front yard of not less than fifteen (15) feet in depth. (Zoning Ord. § 16-8).

18.32.090 Side yards.

Each lot shall have two side yards, each having a width of not less than ten feet. (Zoning Ord. § 16-9).

18.32.100 Rear yard.

A rear yard is required at the rear of every lot. Such rear yard shall not be less than fifteen (15) feet in depth. (Zoning Ord. § 16-10).

18.32.110 Maximum building coverage.

No requirement; subject to required parking, landscaping and setbacks. (Zoning Ord. § 16-11).

18.32.120 Open landscaped area.

The following yards and areas shall be developed and permanently maintained as open landscaped areas containing ground cover, trees and shrubs:

(a) Required front yards; and

(b) Street side yards of corner lots (with openings for accessways in accordance with City standards); and

(c) A landscaped area equal to five percent of the required parking area, to be evenly distributed throughout the parking area and adjacent to buildings. (Zoning Ord. § 16-12).

18.32.130 Minimum parking requirements.

The minimum parking requirements are as specified in Chapter 18.74 SCCC. (Zoning Ord. § 16-13).

18.32.140 Additional development standards.

(a) Fencing. At the time of new construction or reconstruction of a building on property, a solid fence of masonry six feet high shall be installed, and thereafter maintained, by the owner of property in this zoning district on all common property lines with residential zoned property or with property proposed for residential development in the general plan.

(b) Landscaped Buffer. A planter, landscaped with screening shrubs and trees, is required and shall be permanently maintained adjacent to all interior property lines unless two properties are developed concurrently with a common driveway at property line. Each planter shall be surrounded with a six-inch raised concrete curbing or planning division-approved equivalent. Minimum width of soil area within the planter shall be five feet, or seven feet if adjacent to parking stalls.

(c) Lighting. Lighting, if provided, shall reflect away from residential areas and public streets.

(d) Trash Disposal. Each property shall provide adequate and accessible trash disposal areas. Said disposal area shall be screened from public view by a masonry or solid wood fence at least six feet in height. (Zoning Ord. § 16-14).
