15.12.010 Title.

This chapter shall be known as the “Apartment Conversion to Condominium Unit Regulation Standards.” (Prior code § 5-91)

15.12.020 Requirements.

A.    All apartments to be converted must have the grounds and parking comply with the provisions of Title 17 of this code or amendments thereto, at the time of conversion.

B.    All apartment units and building common areas must comply with the current Uniform Building, Mechanical, Plumbing and National Electrical Codes; more specifically:

1.    Particle of combustion detectors meeting the requirements of U.B.C. Standard No. 43-6, or any amendment thereto;

2.    All buildings will be equipped with an approved manual pull alarm and audible alarm system to comply with the National Fire Protection Association Codes currently adopted, or any amendments thereto;

3.    All entry doors along a corridor system will be upgraded to a minimum fire protection rating of not less than twenty (20) minutes when tested in accordance with U.B.C. Standard No. 43-2, or any amendments thereto;

4.    All exit corridor and stair systems shall comply with building and fire codes, or amendments thereto, including sprinklerization of corridors in structures four (4) or more stories in height.

C.    All structures shall be upgraded to comply with the adopted NFPA Standard 101, Life Safety Code, or as amended. (Prior code § 5-92)

15.12.030 Violation—Revocation of certificate of occupancy.

Any person, firm or corporation violating any of the provisions of this chapter shall be deemed guilty of a separate offense for each and every day or portion thereof during which any violation continues, and shall be punished by a fine not to exceed the amount of the maximum fine set forth in Section 1.16.010 of this code. Further, the certificate of occupancy for the structure may be revoked or suspended until judicial hearings are complete. (Ord. 1995-17 § 20)
