18.15.01 Conditional uses permitted.
Duplex dwelling or multifamily dwelling exceeding the lot area per dwelling unit standard or exceeding the height limits; provided, the gross floor area does not exceed two and one-half times the lot area; and provided further, that the side yards are increased one foot for every two-foot increase in building height over 35 feet. (Code 1996 § 16-215)
18.15.02 Lot size.
The lot size shall be as follows:
(a) The minimum lot area shall be 7,200 square feet for a duplex dwelling; and 7,500 square feet or 2,500 square feet per dwelling unit, whichever is greater for a multifamily dwelling.
(b) The minimum lot width at the front building line shall be 60 feet for an interior lot and 75 feet for a corner lot.
(c) The minimum lot depth shall be 100 feet. (Code 1996 § 16-216)
18.15.03 Setback requirements.
The yards shall be as follows:
(a) The front yard shall be the same as required in an R-1 district.
(b) Each side yard shall be a minimum of eight feet, except that on corner lots the setback for all buildings shall be a minimum of 25 feet on the side abutting a street.
(c) The rear yard shall be the same as required in an R-1 district.
(d) A garage or carport shall be set back the same as required in an R-1 district. (Code 1996 § 16-217)
18.15.04 Height of buildings.
No building shall exceed a height of 40 feet. (Code 1996 § 16-218)
18.15.05 Lot coverage.
Buildings shall not occupy more than 40 percent of lot area. (Code 1996 § 16-219)
