R-1 RESIDENTIAL--SINGLE-FAMILY--LOW DENSITY

17.10.010 Intent.

The intent of this district is to provide for newly constructed, low density, single-family residential development, to conform to the system of services available, or limiting factors, and to provide for such community facilities and services as will serve the area’s residents while protecting the residential character and quality of the area. 17.10.020 Permitted uses.

Permitted uses in the R-1 district are:

A.    Accessory uses;

B.    Conditional uses provided in Chapter 17.32 and subject to the conditions and requirements prescribed;

C.    Home occupations;

D.    Newly constructed one-family dwellings;

E.    Temporary buildings for and during construction, only. (Ord. 93 §1(5.2), 1982)

17.10.030 Lot area and width.

Lot area for any use in this district shall be no less than ten thousand square feet and no lot width shall be less than eighty feet. (Ord. 93 §1(5.3), 1982)

17.10.040 Lot coverage and floor area.

Not more than twenty-five percent of the lot area shall be occupied by the principal and accessory buildings. Dwelling units shall have a minimum of one thousand two hundred fifty square feet of floor area. (Ord. 93 §1(5.4), 1982)

17.10.050 Yards.

Every lot in the R-1 district shall have the following minimum yards:

A.    Front yard, twenty-five feet;

B.    Rear yard, twenty-five feet;

C.    Side yards, twelve feet each side. (Ord. 93 §1(5.5), 1982)

17.10.060 Building height.

Maximum height in the R-1 district shall be 26.6 feet. (Ord. 147 (part), 1992: Ord. 93 §1(5.6), 1982)

17.10.070 Off-street parking.

Two off-street parking spaces shall be provided for each dwelling unit. Off-street parking for nonresidential uses shall be provided as specified in Chapter 17.42 of this title. (Ord. 93 §1(5.7), 1982)

17.10.080 Off-street loading.

One off-street loading berth, as specified in Chapter 17.44 of this title shall be required for each nonresidential building of over ten thousand square feet of floor area. (Ord. 93 §1(5.8), 1982)
