17.22.010 Intent.

The intent of this district is to provide a central area for the community’s business, service, and cultural activities. Uses within this district should be appropriate to such a focal center with inappropriate uses being excluded. Room should be provided in appropriate areas for logical and planned expansion of the present district. (Ord. 93 §1(11.1), 1982)

17.22.020 Permitted uses.

Permitted uses in the B-3 district are:

1.    Bakeries;

2.    Bars, cocktail lounges;

3.    Conditional uses in accordance with Chapter 17.32 of this title;

4.    Dressmaking;

5.    Financial institutions;

6.    Hotels and motels;

7.    Laundry and dry cleaning;

8.    Meeting and lodge halls;

9.    Museums, libraries and galleries;

10.    Parking lots;

11.    Printing offices;

12.    Private schools, such as dance, business, secretarial and technical but not private or public elementary or secondary schools;

13.    Professional and business offices (for personal services);

14.    Public offices;

15.    Repair services for clothes, dolls, small appliances, watches, glasses and such other items;

16.    Restaurants and cafes;

17.    Retail sales such as:

a.    Clothing,

b.    Candy,

c.    Furniture,

d.    Hardware,

e.    Jewelry,

f.    Drug stores,

g.    Grocery stores,

h.    Post office, (but excluding heavy machinery);

18.    Service stations;

19.    Signs;

20.    Temporary buildings for and during construction only;

21.    Theaters, except drive-ins;

22.    Uses customarily accessory to those listed;

23.    Wholesale establishments;

24.    Single-family;

25.    Multifamily;

26.    Apartments;

27.    Boarding houses;

28.    Mobile homes;

29.    Rental of automobiles, bicycles, motorcycles, snowmobiles and other vehicles;

30.    Mobile food vendors as defined in Chapter 5.30. (Ord. 259 §2, 2016; Ord. 173 §1, 1995; Ord. 93 §1(11.2), 1982)

17.22.030 Lot area and width.

In the B-3 district no minimum lot area or width is prescribed. (Ord. 93 §1 (11.3), 1982)

17.22.040 Lot coverage.

Buildings may cover entire lot providing other requirements are met. (Ord. 93 §1 (11.4), 1982)

17.22.050 Yards.

The only setback prescribed in this district is that there shall be no buildings or building development whatsoever closer than thirty feet from the center line of a street. The only exception to the previous sentence is that all lots on 191-20, (Highway Avenue) from Electric Street to Iris Street shall be treated on an individual, lot by lot basis; also, any residential use of lots shall have the following minimum yards:

A.    Rear yard, five feet;

B.    Side yards, five feet each side. (Ord. 93 §1 (11.5), 1982)

17.22.060 Building height.

Maximum building height in this district shall be thirty-five feet. (Ord. 93 §1(11.6), 1982)

17.22.070 Off-street parking.

Off-street parking shall be provided in accordance with Chapter 17.42 of this title. (Ord. 93 §1(11.7), 1982)

17.22.080 Off-street loading.

Off-street loading shall be provided in accordance with Chapter 17.44 of this title. (Ord. 93 §1(11.8), 1982)
