17.24.010 Intent.

The intent of this district is to provide for the community’s needs for wholesale trade, storage, and warehousing, trucking and transportation terminals, light manufacturing and similar activities. District should be oriented to major transportation facilities yet arranged to minimize adverse effects on residential developments; therefor, some type of screening may be necessary. Residences shall not be permitted in this district. (Ord. 93 §1(12.1), 1982)

17.24.020 Permitted uses.

Permitted uses in the M-1 district are:

1.    Accessory uses;

2.    Building materials sales;

3.    Building contractors establishments;

4.    Cabinet shops;

5.    Conditional uses as provided in Chapter 17.32 of this title;

6.    Enclosed warehousing;

7.    Gasoline service stations;

8.    Machine shops;

9.    Manufacturing of light consumer goods, i.e., electronic equipment, appliances, furniture, beverages;

10.    Outside storage if accessory to permitted use and if screened from street and surrounding properties by solid fence six feet high or dense plantings;

11.    Paint shops;

12.    Repair and service establishments for light consumer goods, i.e., automobiles, appliances, furniture;

13.    Residential (residential shall be allowed for caretakers and security people);

14.    Signs;

15.    Sign shops;

16.    Temporary buildings for and during construction only;

17.    Truck and rail terminal facilities;

18.    Vehicle and boat sales;

19.    Rental of automobiles, bicycles, motorcycles, snowmobiles and other vehicles. (Ord. 173 §3, 1995; Ord. 93 §1(12.2), 1982)

17.24.030 Lot area and width.

Lot area for this district shall not be less than seven thousand five hundred square feet and no lot width shall be less than seventy five feet. (Ord. 93 §1(12.3), 1982)

17.24.040 Lot coverage.

The entire lot, exclusive of required yards and parking, may be occupied by the principal and accessory buildings. (Ord. 93 §1(12.4), 1982)

17.24.050 Yards.

A.    Every lot shall have the following minimum yards:

1.    Front yard, twenty feet;

2.    Rear yard, fifteen feet;

3.    Side yards, fifteen feet each side.

B.    When a lot is adjacent or faces upon another zone, the yards shall meet the requirements of the adjoining zone and buildings shall be screened with either a decorative fence or plantings. When a lot abuts a street or alley on either side or the rear, a yard of at least fifteen feet shall be provided on the street or alley side. (Ord. 93 §1(12.5), 1982)

17.24.060 Building height.

Maximum building height in this district shall be forty feet. (Ord. 93 §1(12.6), 1982)

17.24.070 Off-street parking.

Off-street parking shall be provided in accordance with Chapter 17.42 of this title. (Ord. 93 §1(12.7), 1982)

17.24.080 Off-street loading.

Off-street loading shall be provided in accordance with Chapter 17.44 of this title. (Ord. 93 §1(12.8), 1982)
