Planned Residential Developments

§27-801 Planned Residential Developments.

Planned residential developments shall be permitted only in those districts as specified in the district regulations, Part 3. All applications for such uses shall be processed in accordance with the procedures set forth in Article VII of the Pennsylvania Municipalities Planning Code, 53 P.S. §10701 et seq., as amended, and every such application shall also meet the requirements outlined below as well as the standards set forth in the Wolf Township Subdivision and Land Development Ordinance [Chapter 22].

A.    Minimum Area Requirements. A minimum of at least 25 contiguous acres of land suitable for development shall be required for such a development.

B.    Types of Uses Permitted. The following types of uses shall be permitted to be included in planned residential developments.

(1)    Single-family detached and attached dwellings and dwelling structures, two-family dwellings, and multi-family dwelling structures.

(2)    Commercial and recreational uses or activities appropriate for incorporation into the proposed development and which are designed to serve primarily the occupants of the proposed development.

C.    Maximum Residential Densities. The following maximum gross densities shall apply to all residential units within the proposed development:

(1)    Single-family detached dwellings–six dwelling units per acre.

(2)    Two-family dwellings–10 dwellings units per acre.

(3)    Single-family attached dwelling units–12 dwellings units per acre.

(4)    Multi-family dwelling units–15 dwelling units per acre.

D.    Minimum Yard Requirements. The minimum yard requirements set forth in §27-701.F(2) and (3) of this Chapter shall be applicable to planned residential developments.

E.    Design Standards. All design standards set forth in §27-409.D(1) through (7) of this Chapter shall be met by all applications for planned residential developments.

F.    Open Space Requirements. The open space standards set forth in §27-701.H of this Chapter shall be met and applicable to planned residential developments.

G.    Building Relationships. The building relationship standards set forth in §27-701.I of this Chapter shall be met by all applications for planned residential developments. In addition, all such developments shall be set back a minimum of 50 feet from all tract boundary lines and 25 feet from the edge of all adjoining street rights-of-way.
