17.125.010 Purpose.

The airpark district is intended to recognize and protect the area as devoted to residential use and private use aviation, as designated on the comprehensive plan. It is the intent of this zone to recognize local small airports that are functional while at the same time incorporating a residential scale that would be compatible with the airport use. The airport district is not intended to allow an airport to develop a full commercial scale, but rather allow airports to have residential components for the aviator and homeowner to function within the same area. 17.125.020 Permitted uses.

The following are permitted uses within the airpark district:

A.    Agricultural activities;

B.    Any use necessary for airport operation such as runways, hangars, fuel-storage facilities, control towers, etc.;

C.    Heliports and helistops;

D.    Repair, service and storage of aircraft, accessory to residential uses. The storage of aircraft on a lot accessory to a residential use shall be limited to five aircraft;

E.    Single-family detached dwellings and customary accessory buildings, structures and uses. (Ord. 95-769 § 5 (part), 1995)

17.125.030 Conditional uses.

The following are conditional uses within the airpark district:

A.    Aerial mapping and surveying;

B.    Buildings and structures which exceed thirty-five feet in height;

C.    Air cargo warehousing and distribution facilities;

D.    Auto rental agencies;

E.    Aviation clubs;

F.    Business activities that utilize, or support, air travel and transportation in their daily activities;

G.    Flight schools and training facilities;

H.    Public and semipublic buildings, structures and uses;

I.    Repair, service and storage of aircraft, as principal nonresidential uses;

J.    Restaurants;

K.    Service to commuter airlines. (Ord. 04-024 § 22, 2004: Ord. 95-769 § 5 (part), 1995)

17.125.040 Dimensional requirements.

Dimensional requirements within the airpark district are as follows:

A.    Minimum lot size: one hundred eight thousand, nine hundred square feet;

B.    Minimum lot width: one hundred forty feet;

C.    Minimum front yard: twenty feet;

D.    Minimum side yard: twenty feet;

E.    Minimum rear yard: twenty feet;

F.    Setbacks from runway shall be based on FAA standards;

G.    Nonresidential structures shall be set back a minimum of one hundred feet from property zoned for residential uses. (Ord. 04-024 § 23, 2004: Ord. 95-769 § 5 (part), 1995)

17.125.050 Reference to state requirements.

All aircraft operations shall meet Washington Department of Transportation Division of Aeronautics specifications for safety, noise, lighting and vibration and any applicable federal standards. (Ord. 04-024 § 24, 2004: Ord. 95-769 § 5 (part), 1995)
