15.24.010 Definitions.

"Trailer" means any motor home, park trailer, camper or travel trailer as those terms are defined in RCW Chapter 46.04. (Ord. 1402 §3, 1996).

15.24.020 Locations restricted.

Except as provided in this chapter, it is unlawful for any person to park any trailer other than in a mobile home park, in a trailer park, in a commercial zone, or in an accessory building in any residential zone. (Ord. 1420 §2, 1997: Ord. 1402 §2, 1996).

15.24.030 Parking on streets.

Any trailer parked on a street must be placed in a safe manner which does not obstruct traffic nor hinder vision at any intersection nor create a possible safety threat. (Ord. 1402 §4, 1996).

15.24.040 Storage on private property.

The registered owner (s) of any trailer (s) may park or store such trailer (s) on any property upon which such owner(s) resides. (Ord. 1402 §5, 1996).

15.24.050 Temporary residence.

A trailer may be used as a temporary residence for no longer than fourteen consecutive days when the residents of the trailer are visiting a resident of the city. No business may be conducted in the trailer during any such temporary residential use. (Ord. 1402 §6, 1996).

15.24.060 Utility connections.

A trailer parked or stored shall not be permanently connected to any utilities, but may be connected to existing metered water or electrical service for the purpose of maintaining moisture or temperature control within the trailer. (Ord. 1402 §7, 1996).

15.24.070 Wastewater.

Wastewater from a trailer shall only be discharged into an authorized recreational vehicle disposal site. (Ord. 1402 §8, 1996).

15.24.080 Trailer park--Defined.

"Trailer park" means any designated area of land upon which off-street spaces are provided for the temporary parking of trailers for no longer than thirty consecutive days. (Ord. 1420 §3(part), 1997).

15.24.090 Trailer park--Location.

Trailer parks shall be permitted as a conditional use in R-4, C and S zones. (Ord. 1420 §3(part), 1997).

15.24.100 Trailer park--Plans--Filing--Requirements.

Before a trailer park is approved, the owner shall submit a plan of the proposed park containing but not limited to the following information:

A.  Name and address of owner;

B.  Legal description and dimensions of the tract of land;

C.  The location and dimensions of all trailer spaces;

D.  The location and dimensions of each automobile parking space;

E.  The location and width of all roadways and walkways (if any);

F.  The locations of service buildings and any other buildings and structures (if any);

G.  Sizes and locations of play spaces, recreational spaces and all other areas reserved for general occupant use (if any);

H.  Location and description of all utilities;

I.  Size, shape and location of sufficient off-street parking;

J.  Any other reasonable information requested by the board of adjustment to determine health and safety issues. (Ord. 1420 §3(part), 1997).

15.24.110 Trailer park--Nonconforming uses.

Trailer parks which exist at the time of the adoption of the ordinance codified in this section may continue although such use does not conform to the provisions of this chapter, subject to the following conditions and specifications:

A.  Any nonconforming trailer park which has not been actually used as such for a period of six months shall thereafter conform to the provisions of this chapter as now exists or as hereafter amended; and

B.  The land area of any nonconforming trailer park shall not be increased except as provided by this chapter as now exists or as hereafter amended. (Ord. 1420 §3(part), 1997).
