17.14.010 Purpose.

The purpose of the CH district is to provide the opportunity for uses normally associated with highway intersections and are oriented toward the traveling public. (Ord. 923 § 1 (part), 2012: Ord. 689 § 1 (part), 1997. Formerly 17.42.010).

17.14.020 Permitted uses.

The following uses are the only uses permitted in CH districts:

(1)    Restaurants, motels, automobile service stations, truck stops which may include sales and service;

(2)    Accessory use and structures relating to a permitted use; and

(3)    Collocation of wireless communication facilities in accord with Chapter 17.28. (Ord. 923 § 1 (part), 2012: Ord. 874 § 1, 2010; Ord. 689 § 1 (part), 1997. Formerly 17.42.020).

17.14.030 Uses requiring a conditional use permit.

The following uses require a conditional use permit in accord with Chapter 17.23:

(1)    On-site hazardous waste treatment and storage facilities when accessory to any permitted use except residential, and subject to state siting criteria;

(2)    Other uses deemed similar in accord with Section 17.23.030;

(3)    Industrial uses; and

(4)    Wireless communication facilities in accord with Chapter 17.28. (Ord. 923 § 1 (part), 2012: Ord. 874 § 2, 2010; Ord. 689 § 1 (part), 1997. Formerly 17.42.030).

17.14.040 Development standards.

In addition to the specific regulations set forth in this title and the development standards set forth in or adopted by this code, development standards in the CH district shall include:

(1)    Minimum setbacks: Street frontage—none, but ten feet if abutting an R district; side and rear—none, but twenty feet if abutting an R district;

(a)    For wireless communication facilities, minimum setbacks of forty feet from all property lines shall be required;

(2)    Maximum building height: No limit;

(3)    Off-street parking in accord with Chapter 17.20;

(4)    Site review: Site review, in accord with Section 16A.06.030, is required for each new use and expansion of an existing use; and
