17.15.010 Purpose.

The purpose of IL districts is to provide areas for less intensive manufacturing and industrial uses; warehousing, distribution operations; and retail uses to serve the district. (Ord. 1006 § 1 (Exh. A) (part), 2020: Ord. 923 § 1 (part), 2012: Ord. 689 § 1 (part), 1997. Formerly 17.45.010).

17.15.020 Permitted uses.

The following uses are the only uses permitted in IL districts:

(1)    Warehousing and packaging of nonhazardous material; granaries, underground petroleum storage and distribution facilities;

(2)    Truck, trailer, manufactured home, marine, auto and farm implement sales, service and rental; vehicle repair, body and fender shops, service stations, car wash and steam cleaning;

(3)    Plumbing, heating machine, welding, electrical, sheet metal, and similar shops to include sales and service; lumber and building material storage and sales;

(4)    Commercial laundries and dry cleaners;

(5)    Veterinarians and kennels;

(6)    Restaurants, taverns, nightclubs and drive-in restaurants;

(7)    Industrial and scientific research laboratories and science-based industrial and manufacturing facilities;

(8)    Administrative and business offices and vocational technical schools; financial institutions;

(9)    Public and quasi-public uses;

(10) Accessory uses and structures related to a permitted use in accord with Chapter 17.22;

(11) Other uses deemed similar in accord with Section 17.23.020;

(12) Agricultural chemicals and fertilizers;

(13) Collocation of wireless communication facilities in accord with Chapter 17.28; and

17.15.030 Uses requiring a conditional use permit.

The following uses require a conditional use permit in accord with Chapter 17.23:

(1)    On-site hazardous waste treatment and storage facilities when accessory to a permitted use, and subject to state siting criteria;

(2)    Similar uses in accord with Chapter 17.23; and

(3)    Wireless communication facilities in accord with Chapter 17.28. (Ord. 923 § 1 (part), 2012: Ord. 874 § 5, 2010; Ord. 689 § 1 (part), 1997. Formerly 17.45.030).

17.15.040 Development standards.

In addition to the specific regulations set forth in this title and the development standards set forth in or adopted by this code, development standards in the IL district shall include:

(1)    Minimum setbacks: front—none, but ten feet if abutting a residential district; side and rear—none, but twenty feet if abutting a residential district;

(a)    For wireless communication facilities, minimum setbacks of forty feet from all property lines shall be required;

(2)    Maximum building height: forty-five feet;

(3)    Off-street parking: in accord with Chapter 17.20;
