IH (INDUSTRIAL, HEAVY) DISTRICT

17.16.010 Purpose.

The purpose of the IH district is to provide for areas for general industrial processing and manufacturing uses, subject only to the protection of nearby uses and the required quality of air and water. (Ord. 923 § 1 (part), 2012: Ord. 689 § 1 (part), 1997. Formerly 17.48.010).

17.16.020 Permitted uses.

The following uses are the only uses permitted in IH districts:

(1)    Uses allowed in the light industrial district as listed in Chapter 17.15, including those listed as uses requiring a conditional use permit;

(2)    Meat and poultry slaughterhouses and packing, but not stockyards; and shall not be located within five hundred feet of any property located within a residential zone;

(3)    Wood processing plants, but not pulp and paper manufacturing plants;

(4)    Accessory uses and structures related to a permitted use in accord with Chapter 17.22;

(5)    Automobile and metal appliance manufacturing and assembly, structural steel fabricating shops; and

17.16.030 Uses requiring a conditional use permit.

The following uses require a conditional use permit in accord with Chapter 17.23:

(1)    Asphalt and concrete product manufacturing plants;

(2)    Volatile and toxic waste storage in accord with Section 17.19.010;

(3)    On-site hazardous waste treatment and storage; off-site hazardous waste treatment and storage facilities subject to state siting criteria;

(4)    Other uses deemed similar in accord with Section 17.23.030; and

(5)    Volatile toxic and volatile flammable material storage in accord with Section 17.19.010. (Ord. 1006 § 1 (Exh. A) (part), 2020; Ord. 923 § 1 (part), 2012: Ord. 689 § 1 (part), 1997. Formerly 17.48.030).

17.16.040 Development standards.

In addition to the specific regulations set forth in this title and the development standards set forth in or adopted by this code, development standards in the IH district shall include:

(1)    Minimum setbacks: front—none, but ten feet if abutting a residential district; side and rear—none, but twenty feet if abutting a residential district;

(2)    Maximum building height: forty-five feet;

(3)    Off-street parking: in accord with Chapter 17.20;

(4)    Site review: Site review, in accord with Section 16A.06.030, is required for each new use and expansion of an existing use. (Ord. 1006 § 1 (Exh. A) (part), 2020: Ord. 923 § 1 (part), 2012: Ord. 689 § 1 (part), 1997. Formerly 17.48.040).
