16.08.005 Binding site plan.

“Binding site plan” means a drawing to a scale which: (1) identifies and shows the areas and locations of streets, roads, improvements, utilities, open spaces, lots created at the time of submittal and any other matters specified by city regulations; (2) contains inscriptions or attachments setting forth such appropriate limitations and conditions for the use of the land as are established by the city; and (3) contains provisions ensuring development compliance pursuant to the approved site plan. 16.08.010 Block.

“Block” means a group of lots, tracts or parcels within well-defined and fixed boundaries. (Ord. 1060 § 1, 2012; Ord. 505 § 1(7), 1979).

16.08.020 City engineer.

“City engineer” means the engineering consultant retained by the city. (Ord. 1060 § 1, 2012; Ord. 505 § 1(8), 1979).

16.08.030 City health officer.

“City health officer” means the county health district officer in the absence of a city-employed health officer. (Ord. 1060 § 1, 2012; Ord. 505 § 1(9), 1979).

16.08.040 Dedication.

“Dedication” means the deliberate appropriation of land by an owner for any general and public uses, reserving to himself no other rights than such as are compatible with the full exercise and enjoyment of the public uses to which the property has been devoted. The intention to dedicate shall be evidenced by the owner by the presentment for filing of a final plat showing the dedication thereon; and the acceptance by the public shall be evidenced by the approval of such plat for filing by the appropriate governmental unit. 16.08.050 Final plat.

“Final plat” means a final drawing of the subdivision and dedication prepared for filing for record with the county auditor and containing all elements and requirements set forth in this chapter and in local regulations adopted pursuant to this chapter. 16.08.060 Lot.

“Lot” means a fractional part of subdivided lands having fixed boundaries, being of sufficient area and dimension to meet minimum zoning requirements for width and area. The term shall include tracts or parcels. (Ord. 1060 § 1, 2012; Ord. 505 § 1(6), 1979).

16.08.070 Plat.

“Plat” means a map or representation of a subdivision, showing thereon the division of a tract or parcel of land into lots, blocks, streets and alleys or other divisions and dedications. (Ord. 1060 § 1, 2012; Ord. 505 § 1(2), 1979).

16.08.080 Preliminary plat.

“Preliminary plat” means a neat and approximate drawing of a proposed subdivision showing the general layout of streets and alleys, lots, blocks and restrictive covenants to be applicable to the subdivision, and other elements of a plat or subdivision which shall furnish a basis for the approval or disapproval of the general layout of a subdivision. 16.08.090 Subdivision.

“Subdivision” means the division of land into two or more lots, tracts, parcels, sites or divisions for the purpose of sale or lease and shall include all resubdivision of land. (Ord. 1060 § 1, 2012; Ord. 505 § 1(1), 1979).
