FINAL PLAT REQUIREMENTS

16.28.010 Form of final plat.

The map of the final plat, subdivision or dedication shall be submitted to the planning commission in the form herewith prescribed:

(1) All documents, maps and survey notes shall contain the name of the subdivision or be clearly referenced to it;

(2) All documents, maps and survey notes shall contain the name and address of the subdivider and his surveyors or engineer, or be clearly referenced to it;

(3) The map shall show the north point, scale and date (true and magnetic north);

(4) The map shall provide suitable space for the inscription of the mayor of the city indicating the approval of the final plat by the city council, in which the following shall appear:

The City Council of the City of Davenport meeting in regular session _______ (date) did find that the _______________ (name of plat) plat serves the public use and interest and has authorized its Mayor to execute its written approval hereon.

(5) The map shall show the layout of all utility mains, street rights-of-way, lot lines, alley and easement lines, and the boundary lines with accurate distances and bearings, and the location and width of all existing previously recorded public highways approaching and intersecting the boundaries of the subdivision shall be shown on the map and referenced to the United States Coast and Geodetic Survey datum or the plain coordinate system for the state, and/or acceptable data prescribed by the city engineer if requested by the city council;

(6) The map shall accurately show the boundary lines of all parks and playgrounds and the rights-of-way of all public highways contained in the plat, subdivision or dedication, and shall contain thereon, suitably inscribed and described, a statement of dedication of these rights-of-way, playgrounds, parks and other necessary areas;

(7) The map shall show the length of all arcs and radii;

(8) The map shall show all turning angles, points of curvature, and length of tangents shall be so indicated;

(9) The map shall show the location of all monuments on which their sizes, shape and location are indicated;

(10) The error of closure of any and all traverses shall not exceed one foot in 10,000 feet;

(11) Complete field and computation notes showing original or reestablished corners, with description of the same; showing true bearings and distances to established street lines and monuments, turning angles, points of curvature, length of tangents, and the actual traverse showing error of enclosure and method of balancing with sketches showing all distances, angles and calculations required to determine corners and distances of the plat, subdivision or dedication;

(12) A certification from the proper officers in charge of tax collections that all taxes and delinquent assessments for which the property may be liable as of the date of certification have been duly paid, satisfied or discharged;

(13) A map shall be prepared showing the plan of street lighting;

(14) A map shall be prepared showing the profile and tentative grades of each street;

(15) A drawing shall be prepared showing the cross-sections of each proposed street, width of the pavement, the location and width of sidewalks, and the location and size of utility mains;

(16) Drawings shall be prepared showing the plans and profiles, grades and sizes of proposed sanitary sewers, the method of sewage disposal, or a sewer plan in lieu of such a sewer system;

(17) A plan shall be prepared showing the proposed water distribution system, type, sizes and their grades and the location of valves and fire hydrants, or another plan in lieu of a water distribution system plan;

(18) A statement of approval from a city-licensed road engineer or by a licensed engineer acting on behalf of the city as to the survey data, the layout of streets, alleys and other structures. (Ord. 505 § 7, 1979).
