17.12.010 Types of plats and subdivisions.

There are various types of subdivisions each with its own requirements as stated more fully below. Persons desiring to apply for approval of a subdivision plat should familiarize themselves with the various options to determine which best fits their situation. The following are the various types of subdivisions or plats:

A. Short Subdivision. A subdivision creating no more than four lots or tracts as more fully described as to requirements and procedures in Chapter 17.24 DPMC and following sections.

B. Major Subdivisions. A subdivision of more than four lots or tracts requiring the full procedure as more fully described in Chapter 17.28 DPMC and following sections.

C. Planned Unit Development. A subdivision designed to encourage imaginative and innovative design in which the concepts of good planning and utilization are considered more important than the technical requirements of normal subdivision plats as more fully stated in Chapter 17.36 DPMC. Planned unit developments include but are not limited to cluster developments, industrial parks, and shopping centers.

D. Zero Lot Line Development. A type of subdivision utilizing less than normal setbacks or zero setbacks. (Ord. 681 § 2, 1996)

17.12.020 Waiver.

The platting authority may in individual cases waive the preparation, submission for approval and recording of a plat upon satisfactory evidence that a conveyance of part of a larger tract through settlement of a will or estate, bequeath of land, or other public purpose is not made for the purpose of, or in connection with, a present or projected subdivision development, and constitutes an isolated transaction which does not fall with the general intent of this title, and that no dedication of a street, alley, thoroughfare, park or other public area is involved or required. 17.12.030 Public improvements required.

No lot, tract or parcel within any major subdivision or part of any other plat requiring public improvements may be conveyed until served by road, electricity and where accessible municipal water and sewer, and said improvements have been inspected, approved and accepted for maintenance by the city. This restriction shall appear on any such plat to be approved for recording. (Ord. 681 § 2, 1996)
