HCB HIGHWAY AND COMMUNITY BUSINESS MIXED USE OVERLAY DISTRICT

18.44.010 Purpose.
The purpose of this chapter is to establish the HCB highway and community business mixed use overlay district to allow a limited area of mixed use development in the highway and community business zone near downtown. (Ord. 2332 § 1 (Exh. A), 2006).
18.44.020 Boundaries of district.
The HCB highway and community business mixed use overlay district is described as follows: all parcels located between First Street and Third Street and between Stevenson Avenue and Mill Avenue. (Ord. 2332 § 1 (Exh. A), 2006).
18.44.030 Development standards.
Mixed use development within the overlay district shall adhere to the mixed use development and design standards set forth in Chapter 19.38 EMC, Mixed Use Development and Design Standards, for the CB-1 and CB-2 zones. (Ord. 2332 § 1 (Exh. A), 2006).
18.44.040 Application of regulations.
All properties located within the HCB highway and community business mixed use overlay district shall be subject to both its underlying zone classification and to the requirements imposed by the overlay district. In any case where the provisions of the overlay district conflict with the provisions of the underlying zone, the provisions of this chapter shall apply. (Ord. 2332 § 1 (Exh. A), 2006).
