19.20.010 Permits under the building code.

Nothing in this title prohibits or precludes the applicant from submitting an application for any permit or approval under the building code adopted in FWRC 13.15.010 prior to applying for or obtaining any necessary permit or approval under this title.

19.20.020 Conformity required.

The building official may not issue a permit to conduct any activity or to erect or alter any structure that does not conform to this title.

19.20.030 Required information.

The director of community development shall review each application for a permit to be issued by the building official, other than the permits for proposals governed by Chapter 19.60 FWRC, Process II – Site Plan Review, for compliance with the provisions of this title. The building official shall not issue any permit until approved for issuance by the director of community development.

19.20.040 Exemption from review.

The director of community development may specifically exempt categories of permits issued by the building official from the director of community development review requirements of this section. The building official shall review applications for exempted permits for compliance with this title.

19.20.050 Certificate of occupancy.

(1) Generally. Except for certificates of occupancy exempt from director of community development review under this chapter, it is unlawful to occupy a building or conduct a use requiring a certificate of occupancy unless the director of community development has approved the certificate of occupancy for that building or use.

(2) Responsibility of building official. Upon receipt of a request to issue a certificate of occupancy, the building official shall promptly notify the director of community development of the request. The building official may not issue a certificate of occupancy until the building official receives written approval from the director of community development.

(3) Responsibility of director. Upon receiving notice from the building official of a request for a certificate of occupancy, the director of community development shall promptly review the request and, if necessary, conduct a field inspection to determine if the structure or use conforms to this title.

(4) Issuance of approval. The director of community development shall sign and forward to the building department the certificate of occupancy if the building or use conforms to this title.

(5) Exemption from review. The director of community development may specifically exempt categories or types of certificates of occupancy from review by the director of community development. The building official shall review requests for exempted certificates of occupancy for compliance with this title.
