Chapter 22.01
GENERAL PROVISIONS

22.01.001 Title.
This title shall be known as the land development code of the city of Fircrest. (Ord. 1120 § 1, 1996).
22.01.002 Purpose.
The comprehensive ordinance codified in this title is adopted for the following purposes:
(a) To establish administrative procedures for the processing of project permit applications;
(b) To establish land division regulations governing the subdivision of land;
(c) To establish zoning regulations governing the use, location and design of real property and associated improvements;
(d) To establish environmental regulations, including critical area regulations, governing the process for reviewing, analyzing, and mitigating projects having the potential to impact the environment;
(e) To establish impact fee regulations enabling the city to assess and collect impact fees to offset certain costs to the city associated with the development of real property;
(f) To establish sign regulations governing the design, installation and maintenance of commercial, residential, public, and other signage; and
(g) To establish design guidelines that provide direction to homebuilders, developers, city staff, and appointed and elected officials who will be involved in the review of development proposals. (Ord. 1120 § 1, 1996).
