15.32.010 Intent.

The core commercial district is intended to provide for a mix of residential and commercial uses. Commercial uses serve the needs of local residents as well as visitors in a pedestrian-oriented neighborhood. Development is encouraged that will provide compatibility between different uses and facilitates future conversion from one use to another. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.020 Allowed uses.

Allowed uses in the C-1 district are listed in Chapter 15.44. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.030 Conditional uses.

The procedure for applying for a conditional use permit is described in Chapter 15.48. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.040 Yard requirements.

There are no minimum yard requirements in the C-1 district. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.050 Lot area requirements.

A.    Minimum lot area is five thousand (5,000) square feet.

B.    For existing lots that are smaller than five thousand (5,000) square feet, buildings may be built on the existing lot so long as all other requirements have been met. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.060 Building height.

No building in the C-1 district may exceed forty (40) feet in height. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.070 Parking requirements.

Off-street parking requirements for all uses in the C-1 district are listed in Chapter 15.46. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.090 Landscaping.

15.32.100 Merchandise storage.

All merchandise of a business must be stored inside a building. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.110 Allowed light manufacturing must have retail outlet.

Any light manufacturing use that is allowed in the C-1 district (see Chapter 15.44) must have a retail outlet in the same building. (Ord. 936 § 1, 2022; Ord. 627 (part), 1999)

15.32.120 Dwelling units.

Each dwelling unit must be at least three hundred (300) square feet and have a dedicated bathroom with tub and/or shower, toilet, and sink. One hundred percent (100%) of the front-facing facade must be maintained for commercial purposes and the ground floor must utilize at least fifty percent (50%) for commercial purposes. Smoke detectors shall be hardwired together between commercial and residential areas. Residential dwelling area must have a separate ingress/egress for emergency purposes. (Ord. 936 § 1, 2022)
