15.36.010 Intent.

The light industrial district provides areas for light industrial uses and services requiring outdoor yards for storage or sales. Allowed uses generally do not have exterior nuisance factors such as noise, glare and industrial wastes. Buffers from other land uses or roadways may be required to result in less friction with other uses. (Ord. 627 (part), 1999)

15.36.020 Allowed uses.

Allowed uses in the M-1 district are listed in Chapter 15.44. (Ord. 627 (part), 1999)

15.36.030 Conditional uses.

The procedure for applying for a conditional use permit is described in Chapter 15.44. (Ord. 627 (part), 1999)

15.36.040 Yard requirements.

Minimum yard requirements in the M-1 district are as follows:

A.    Front, fifteen (15) feet from property line;

B.    Rear, five feet from property line;

C.    Side, five feet from property line, except that side yards along flanking side streets (i.e., on corner lots) must be not less than fifteen (15) feet. (Ord. 627 (part), 1999)

15.36.050 Building height.

No building in the M-1 district may exceed forty (40) feet in height. (Ord. 627 (part), 1999)

15.36.060 Parking requirements.

Off-street parking requirements for all uses in the M-1 district are listed in Chapter 15.46. (Ord. 627 (part), 1999)

15.36.070 Buffer requirements.

A.    Where M-1 districts are adjacent to any residential zone, screening ten (10) feet wide is required to effectively buffer and screen the light industrial use from immediate adjoining properties.

B.    The screening may consist of a continuous fence, wall, evergreen hedge, landscape planting, or combination of any of the above and must be maintained in good condition.

C.    In cases where the physical characteristics of the parcel or surrounding parcels make actual screening from adjoining properties impossible or unreasonable, this requirement may be completely or partially waived by the city council after public hearing and review as required by variance process.
