16.20.010 Size and shape of lot generally – Site number.

Every mobile home lot shall be at least 2,400 square feet, 40 feet frontage, and shall be identified with an individual site number, each number a minimum of four inches tall in a logical numerical sequence, subject to approval by the building department, displayed in a uniform manner throughout the mobile home park and readily identified from the roadways within the park. In addition, these numbers must be shown on the official plat plan for the mobile home park. Site numbers shall not be mounted on the mobile homes. (Ord. 610 § 2, 1982).

16.20.020 Mobile home park – Area and yard requirements.

A mobile home park shall contain at least three acres. It shall be designed so that the side yards and rear yards are a minimum of five feet and front yards are a minimum of four feet. (Ord. 610 § 2, 1982).

16.20.030 Surfacing of pads.

Each mobile home pad shall be surfaced with at least three inches of gravel or hard surfaced with asphaltic concrete of minimum thickness of two inches or better. It shall be of a size equal to that of the mobile home to be parked on the lot. (Ord. 610 § 2, 1982).

16.20.040 Fencing.

Fences between mobile homes may not exceed six feet in height and may be solid. Fences shall not extend closer than 10 feet to a front lot line. Corner lots may have a fence a maximum of six feet high along the side lot line but not closer than 10 feet to the front lot line. (Ord. 610 § 2, 1982).

16.20.050 Skirting.

The areas between the sides of all permanent mobile homes and the ground shall be covered with skirting of a noncombustible material. The skirt shall be removable. (Ord. 610 § 2, 1982).

16.20.060 Individual storage sheds.

Individual storage sheds on a mobile home lot shall not be closer than three feet to a mobile home. Storage sheds shall not be placed back-to-back with sheds on the adjacent lot. Storage sheds may be placed adjacent to the rear or side property line. (Ord. 610 § 2, 1982).

16.20.070 Storage area.

A fenced storage area shall be provided for each mobile home park for storage of accessory items such as boats, secondary trailers owned by the mobile home park residents and related equipment. Such items shall be stored in the storage area and not parked alongside of the mobile home. No unsightly articles will be allowed in the mobile home area. (Ord. 610 § 2, 1982).

16.20.080 Landscaping.

(1) Street Trees and Parkway Planting. Street trees and parkway planting shall be installed and maintained along the full width of the front of the mobile home park property. All trees and plants installed within the street right-of-way shall be approved by the planning commission. No mobile home space shall front on a public street.

(2) Walls, Fences or Screens Required – Exception. An ornamental wall, fence or screen planting acceptable to the planning commission and no less than six feet in height shall be erected and maintained along the front, side and rear boundaries of a mobile home park. Where, in the opinion of the planning commission, it is unreasonable to require a wall, fence, or screen planting due to the nature of the existing topography or other existing conditions that might render such wall or fence ineffective, the commission, at its discretion, may waive or modify the requirements as specified in this section. 16.20.090 Driveway and parking areas.

All access roadways, parking areas and service drives shall be bituminous surfaced or better. Widths of roadways shall be a minimum of 30 feet and one off-street auto parking space for each mobile home. Minimum size shall be 180 square feet. (Ord. 610 § 2, 1982).
