18.35.010 Purpose.

The R-4 district is intended to provide a living area that is pleasant but not so spacious as the R-1, R-2 and R-3 districts, in order to accommodate multiple-family residences. [Res. 05-04. Prior code § 10-1-28].

18.35.020 Permitted uses.

The following uses of land are permitted in this district:

(a) Single-family dwellings and all uses permitted in the R-1, R-2 and R-3 districts.

(b) Multiple-family residential buildings with three to 16 family units.

(c) Rooming and boarding houses for up to four guests.

(d) Charitable institutions, rest homes, convalescent homes, nursing homes, homes for the care of children, homes for the care of the aged, homes for the care of the indigent, and similar institutions.

(e) Garages or parking spaces incident to the above uses; provided, that garages incident to multiple-family residences must be at least 75 feet away from the front lot line and 30 feet away from the side lot lines. [Res. 05-04. Prior code § 10-1-28].

18.35.030 Conditional uses.

The following are permitted as conditional uses within the R-4 district:

(a) Home occupations and professional offices.

(b) Churches and their affiliated uses, grade schools and libraries.

(c) Water storage facilities and their accessory structures.

(d) Accessory buildings in excess of 120 square feet.

(e) Bed and breakfasts. [Res. 05-04. Prior code § 10-1-28].

Within the R-4 district the following standards shall apply:

(a) Maximum Building Height

45 feet

(b) Minimum Front Yard Setback

20 feet

(Note: More restrictive standards may be imposed by state regulations in certain circumstances; for example, on lots fronting on certain classes of state highways.)

(c) Minimum Rear Yard Setback

(e) Minimum average lot width (new lots)

(g) Minimum front yard setback shall apply to both street sides of a corner lot.

(h) Main Floor Living Area

Minimum 900 square feet per family unit

(i) Minimum Dwelling Width

24 feet

(j) Restricted in Residential

No shouse shall be built in a residential area

18.35.050 Other requirements.

(a) The recreation space ratio, defined as the minimum square footage of recreation space required for each square foot of floor area, is not less than 0.14.

(b) The floor area ratio, defined as the maximum square footage of total floor area permitted for each foot of land area, is not more than 0.325.

(c) The open space ratio, defined as the maximum square footage of open space required for each square foot of floor area, is not less than 2.2.

(d) The living ratio, defined as the minimum square footage of nonvehicular outdoor space required for each square foot of floor area, is not less than 1.4.

(e) Condominiums. All condominiums shall conform to applicable requirements set forth in Chapter 703, Wis. Stats., and shall also comply with AMC 1.05.070. [Res. 17-04; Res. 05-04. Prior code § 10-1-28].
