(R1-6) SINGLE-FAMILY RESIDENTIAL ZONING DISTRICT – 6,600 SQUARE FEET PER DWELLING UNIT

17.32.010 Purpose.

The principal purpose of this zoning district is to conserve and protect single-family residential development where minimum lots of not less than six thousand, six hundred (6,600) square feet in area are suitable and appropriate, taking into consideration, including present use of land, present lot sizes, future land use needs and the availability of public utilities. Principal uses permitted in this zoning district include single-family dwellings, churches, parks, playgrounds and other community facilities. (Ord. 90-82 § (1)(601))

17.32.020 Use regulations.

A building or premise shall be used only for the following purposes:

A.    Single-family dwellings excluding mobile homes and manufactured homes;

B.    Churches, subject to securing a conditional use permit;

C.    Parks, playgrounds, tennis courts and community buildings provided such uses are conducted on a nonprofit basis;

D.    Home occupation subject to securing a conditional use permit;

E.    Fences or freestanding walls not to exceed a height of three feet, six (3’6") inches in any required front yard, and not to exceed a height of six (6) feet in the side and rear yard;

F.    Private swimming pools along with incidental installations, such as pumps and filters, provided such pool and incidental installations are screened from adjoining lots by a solid wall or protective fence at least six (6) feet in height, with self-latching gates, and provided such pool sets back from all lot lines in accordance with Section 17.32.040.

F.    Corrals for the keeping of horses, subject to securing a conditional use permit and the requirements of 17.104.160 (Equine Regulations). (Ord. 95-106 (part); Ord. 90-82 § (1)(602)) (Ord. 01-193)

17.32.030 Height regulations.

Building height shall not exceed thirty-five (35) feet in height from grade to the highest point on the roof, unless otherwise provided in Section 17.104.070. (Ord. 90-82 § (1)(603)) (Ord. 99-167 § 1) (Ord. 07-293)

17.32.040 Yard regulations.

The required yards are as follows:

A.    Front Yard.

1.    There shall be a front yard having a depth of not less than twenty (20) feet.

2.    For through lots, a front yard shall be provided along both front lot lines.

3.    Yards along each street side of corner lots shall have a width equal to the depth of the required front yard.

B.    Side Yard. There shall be a side yard on each side of a building having a width of not less than six (6) feet.

C.    Rear Yard. There shall be a rear yard having a depth of not less than twenty (20) feet, or, in the case of a legally recorded undersized lot or parcel, fifteen (15%) percent of the total lot depth. (Ord. 90-82 § (1)(604))

17.32.050 Intensity of use regulations.

A.    Lot Area. Each lot shall have a minimum lot area of six thousand, six hundred (6,600) square feet.

B.    Lot Width. Each lot shall have a minimum width of fifty-five (55) feet.

C.    Lot Area Per Dwelling Unit. The minimum lot area per dwelling unit shall be six thousand six hundred (6,600) square feet.

D.    Lot Coverage. The maximum lot coverage shall be thirty (30%) percent of the lot area.

E.    Distance Between Buildings. The minimum distance between buildings on the same lot shall be twelve (12) feet. (Ord. 90-82 § (1)(605))
