18.25.010 Establishment of zones.

A. For the purposes of this code the territory of Helper City which has adopted this code is divided into one or more of the following listed districts as shown on the attached zoning map(s):

1. Rural Residential Zone District, RR-1-30000 (Chapter 18.30 HMC).

2. Residential Zone District, R-1-8000 (Chapter 18.35 HMC).

3. Residential Zone District, R-1-5000 (Chapter 18.40 HMC).

4. Residential Zone District, R-2-5000 (Chapter 18.45 HMC).

5. Residential Zone District, R-3-5000 (Chapter 18.50 HMC).

6. Central Commercial Zone District, CC-1 (Chapter 18.55 HMC).

7. General Commercial Zone District, GC-1 (Chapter 18.60 HMC).

8. Limited Industrial Zone District, LI-1 (Chapter 18.65 HMC).

9. Industrial Zone District, I-1 (Chapter 18.70 HMC).

B. Also included is the following overlay zone district:

1. Flood Plain Overlay Zone District, FPO (Chapter 18.75 HMC). [Ord. 2010-5. Code 1988 § 11-5(A)].

18.25.020 Filing of code and map.

This code and map or maps shall be filed in the custody of the Helper City recorder and may be examined by the public subject to the reasonable regulations established by said city recorder. [Ord. 2010-5. Code 1988 § 11-5(B)].

18.25.030 Rules for locating boundaries.

Where uncertainty exists as to the boundary of any zoning district, the following rules shall apply:

A. Whenever the district boundary is indicated as being approximately upon the centerline of a street, alley, or block, or along a property line, then, unless otherwise definitely indicated on the map, the centerline of such street, alley, block or such property line shall be construed to be the boundary of such zoning district.

B. Whenever such boundary line of such zoning district is indicated as being approximately at the line of any river, irrigation canal or other waterway, or railroad right-of-way, or public park or other public land, or any section line, then in such case the center of such river or stream, canal or waterway, or of such railroad right-of-way, or the boundary line of such public land or such section line shall be deemed to be the boundary of such zoning district.

C. Where such zoning district boundary lines cannot be determined by the above rules, their location may be found by the use of the scale appearing on the map.

D. Where the application of the above rules does not clarify the zoning district boundary location, the planning commission shall interpret the map. [Ord. 2010-5. Code 1988 § 11-5(C)].

18.25.040 Authorized uses within districts.

The uses of land permitted in each zoning district shall be permitted and uses of land not specifically permitted as set forth therein shall be prohibited in the respective zoning district. [Ord. 2010-5. Code 1988 § 11-5(D)].
