18.24.010 Land use zones established.

In order to classify, segregate and regulate the use of land, buildings and structures according to the provisions of this title, the city is divided into the following use zones:

    R1    Suburban residential zone: Minimum lot area shall be 10,000 square feet.

    R2    Low-intensity residential zone: Minimum lot area shall be 7,200 square feet.

    R3    High-intensity residential zone: Minimum lot area shall be 7,200 square feet.

    C1    Low-intensity commercial zone: Minimum lot area shall be 5,000 square feet.

    C2    High-intensity commercial zone: There shall be no minimum lot size.

18.24.020 Official map.

This title shall consist of the text herein and, as though contained in this title, that map identified as the map of the zoning ordinance of the city of Asotin. Such map shall be approved by the city council. Such map shall contain the signatures of the mayor and clerk-treasurer as verification of the approval of the city council. The map shall be kept on file at the office of the clerk-treasurer. This title and all of its terms is to be read and interpreted in light of the content of such map. In cases where there may be conflicts of interpretation between the map and the text of the title, the text of the title shall prevail. (Ord. 84-335 § 3.02, 1984)

18.24.030 Zone boundary – Change.

Changes in the boundaries of the zones shall be made by ordinance of the city council adopting an amended zoning map. At the time of amendment, these adopted changes shall become a part of this title. In adopting zone boundary changes, the procedures described in Chapter 18.80 AMC shall be followed. 18.24.040 Zone boundary – Interpretation.

In interpreting the boundaries of any zone on the zoning map, the following rules shall apply:

A. Where zone boundaries are indicated as approximately following street or alley lines or lot lines, such lines shall be determined to be the boundaries of the zone.

B. Where boundary line divides an unsubdivided property, unless the location of the boundary is indicated by dimensions, the boundary line shall be determined by measurement on the map utilizing the scale appearing on the map.

C. Any lands located within an alley or street which has been vacated shall acquire the zoning classification of the property to which it reverts.

D. When a lot is subdivided and recorded subsequent to the zoning of an area in which it is located, and when the boundary line of a zone longitudinally bisects such lot, the boundary shall be considered as following the lot line such that the lot is placed wholly into the classification which applies to the major portion of the lot.

E. When a zone boundary line equally bisects a lot, the total lot shall acquire the most restrictive use classification.

F. When a zone boundary bisects a lot and this boundary line parallels or approximately parallels the street on which the lot fronts, the total lot shall acquire the same zone classification as the front portion of the lot. (Ord. 84-355 § 3.04, 1984)

18.24.050 Unzoned property.

Any property other than the right-of-way of a street or alley that is not designated as being zoned shall be deemed to be zoned R1. (Ord. 84-335 § 3.05, 1984)

18.24.060 Annexed property.

All property which may be annexed to the city pursuant to Chapter 35A.14 RCW after the effective date of the ordinance codified in this title shall be considered to be zoned R1. Any rezoning to a more intensive land use shall follow the procedure for amendments to this title described in Chapter 18.80 AMC. (Ord. 84-335 § 3.06, 1984)
