17.44.040 Building heights.

Maximum building and structure heights shall be 50 feet. However, the height of buildings and structures abutting or adjacent to any residentially zoned site shall be limited to the height limit in the adjacent or abutting residential zone. The height limit for industrial buildings shall be allowed to increase to 50 feet, based on a connecting line from the residential zone height limit in the industrial zone at 100 feet from the zone boundary. 17.44.050 Building site dimensions.

There are no industrial area site dimension requirements for the I-1 district. [Ord. 2018-02 § 2 (Exh. A), 2018].

17.44.060 Yard requirements.

Yard requirements in the I-1 district shall be as follows:

A. Front Yards. Minimum 25 feet from property line;

B. Side Yards. There shall be a side yard along the side of every lot not less than 10 feet in width; provided, however, that any lot bordering a residential district on a side yard shall add to the side yard width the minimum width required in the adjacent residential district. 17.44.070 Permitted signs.

In the I-1 district only signs in conformance with Chapter 17.82 CRMC shall be permitted. [Ord. 2018-02 § 2 (Exh. A), 2018].

17.44.080 Critical areas buffering requirements.

Prior to or as part of applying for a building permit to expand existing or construct a new building in the I-1 industrial zone, the following buffering requirements shall be met:

An approved critical area permit must be submitted which clearly shows that adequate buffering has been (or soon will be) provided in accordance with Chapter 18.10 CRMC, Critical Areas, as applicable to the subject site. [Ord. 2018-02 § 2 (Exh. A), 2018].
