17.24.010 Purpose.

The purpose of this district is to provide for an area allowing hospitals and medical clinics as a principal use separate from business areas.  Uses are limited to hospitals, medical clinics and single-family residences.  (Ord. 1438 §2(part), 2014)

17.24.020 Intent.

In the MC district, it is intended to recognize existing restrictions on land use and provide a principal use, absent in the other districts, for hospital and medical clinic development to efficiently serve the growing needs of the community.  (Ord. 1438 §2(part), 2014)

17.24.030 Principal uses.

The principal uses permitted shall be as follows:

A.    Public hospital;

B.    Medical clinic.  (Ord. 1438 §2(part), 2014)

17.24.040 Accessory uses.

Accessory buildings shall not be permitted on a parcel prior to the existence of a principal use.  The accessory uses permitted outright in an MC district are as follows:

A.    Uses and structures customarily incidental to principal uses permitted;

B.    Signs pertaining to permitted uses, on the same lot therewith, not exceeding a face size of thirty square feet or protruding above the top of any building on such lot;

C.    Exterior spotlighting of the building or grounds, provided such lights shall be from a shaded source and be located so the beams are not directed toward any lot in a residential district or public highway or street and meet the requirements of Chapter 15.36.  (Ord. 1438 §2(part), 2014)

17.24.050 Conditional uses.

Conditional uses which may be authorized by the board of adjustment in an MC district are as follows:

A.    Residential uses; provided, that all residential dwellings permitted in the multifamily residential district (R-3) meet the development standards of Section 17.12.050;

B.    Conditional uses as authorized by Sections 17.08.040(A) through (H);

C.    Other uses deemed by the board of adjustment as similar to and consistent with the intent and purpose of the applicable medical center zoning district.  (Ord. 1438 §2(part), 2014)

17.24.060 Density provision.

Density provisions for the MC district are as follows:

A.    Maximum building height:  two stories but not to exceed thirty-five feet above ground;

B.    Minimum area of lot:  ten thousand square feet;

C.    Minimum front yard depth:  twenty feet on arterial streets, twenty feet on all other streets, provided building on a corner lot shall observe the minimum setback on both sides;

D.    Minimum side yard width:  five feet each side;

E.    Minimum side yard width along flanking street:  fifteen feet;

F.    Minimum rear yard required:  twenty feet.  (Ord. 1438 §2(part), 2014)

17.24.070 Parking.

Off-street parking space shall comply with Chapter 17.52 with respect to the particular use of each facility.  (Ord. 1438 §2(part), 2014)

17.24.080 Landscaping.

Landscaping shall be provided with the terms of Chapter 17.54.  (Ord. 1438 §2(part), 2014)

17.24.090 Site plan.

A site plan shall be approved in accordance with the terms of Chapter 17.46.  (Ord. 1438 §2(part), 2014)
