(R-2) MULTIPLE-FAMILY RESIDENTIAL ZONING DISTRICT – FOURTEEN (14) DWELLING UNITS PER ACRE

17.36.010 Purpose.

The principal purpose of this zoning district is to provide for multiple-family housing along with other types of high-density housing in locations which are suitable and appropriate, taking into consideration existing conditions, including present use of land, future land use needs, and the availability of public utilities. 17.36.020 Permitted uses.

A building or premises shall be used only for the following purposes:

A.    Single-family dwellings, excluding mobile homes and manufactured homes;

B.    Parks, playgrounds, athletic courts and community buildings;

C.    Multiple-family dwellings, including townhouses, condominiums, apartments, and two (2) or three (3) family dwellings ("duplexes" and "triplexes"). (Ord. 22-444 § 1; Ord. 20-431 § 1 (part): Ord. 15-393 § 1 (part): Ord. 01-193; Ord. 95-106 (part); Ord. 90-82 § (1)(702))

17.36.030 Conditional uses.

Buildings or premises used for the following purposes provided a conditional use permit is obtained:

A.    Churches.

B.    Private schools with a curriculum consistent with public schools.

C.    Home occupations, subject to the requirements of Section 17.104.130.

D.    Corrals or pastures for the keeping of horses, subject to the requirements of Section 17.104.110 (Equine regulations).

E.    Golf courses including club houses, miniature courses or practice driving tees, subject to securing a conditional use permit;

F.    Service to the public of water, gas, electricity, telephone, and sewage wastewater. The foregoing shall be deemed to include attendant facilities and appurtenances to these uses, including, without limitations, distribution, collector and feeder lines, pumping or booster stations along pipelines, and substations along electric transmission lines. 17.36.040 Height regulations.

Building height shall not exceed thirty-five (35) feet in height from average grade to the highest point on the roof, unless otherwise provided in Section 17.104.050. (Ord. 20-431 § 1 (part): Ord. 15-393 § 1 (part): Ord. 07-293; Ord. 99-167, § 1; Ord. 90-82 § (1)(703). Formerly 17.36.030)

17.36.050 Setback regulations.

The required setbacks are as follows:

A.    Front Yard.

1.    There shall be a front yard having a depth of not less than twenty (20) feet.

2.    For through lots, a front yard shall be provided along both front lot lines.

3.    Yards along each street side of corner lots shall have a width equal to not less than one-half (1/2) the depth of the required front yard. Yards along each street side of corner lots shall otherwise conform with regulations applicable to front yard.

B.    Side Yard. There shall be a side yard on each side of a building having a width of not less than five (5) feet.

C.    Rear Yard. There shall be a rear yard having a depth of not less than fifteen (15) feet, or, in the case of a legally recorded undersized lot or parcel, fifteen (15%) percent of the total lot depth. (Ord. 20-431 § 1 (part): Ord. 15-393 § 1 (part): Ord. 90-82 § (1)(704). Formerly 17.36.040)

17.36.060 Intensity of use regulations.

The intensity of use regulations are as follows:

A.    Lot Area. Each lot shall have a minimum lot area of seven thousand (7,000) square feet.

B.    Lot Width. Each lot shall have a minimum width of seventy (70) feet.

C.    Building Area. The minimum building footprint shall be six hundred (600) square feet.

D.    Density. The maximum allowable density is fourteen (14) dwelling units per acre.

E.    Lot Coverage. The maximum lot coverage shall be fifty (50%) percent of the lot area.

F.    Distance Between Buildings. The minimum distance between buildings on the same lot shall be ten (10) feet.

G.    Townhouses.

1.    Lot Size. Townhouse lots shall have no minimum lot area or width.

2.    Lot Coverage. Townhouse developments shall have no lot coverage requirements.

3.    Density. The maximum allowable density is fourteen (14) dwelling units per acre.

4.    Distance Between Buildings. The minimum distance between buildings on the same lot shall be ten (10) feet.
