18.16.010 Purpose.

The purpose of the AG agriculture zone is to preserve lands best suited for agricultural use from the encroachment of incompatible uses, and to preserve in agricultural use land which may be suited for eventual development of other uses, pending proper timing for the economical provision of utilities, streets and other facilities, and pending other site specific conditions or constraints. 18.16.020 Permitted uses.

Permitted uses in the AG zone are as follows:

A. Agriculture, as defined in Section 18.08.050;

B. One single-family dwelling which shall be located, designed, constructed, serviced, and used in compliance with all provisions of this title, all general plan goals and policies, and all other applicable state, federal, and county regulations;

C. Ranch and farm fences, corrals and livestock handling, feeding and loading facilities; structures, other than for human occupancy, for the shelter of animals, agricultural products and equipment, except for hog farms, turkey or chicken farms, fur farms, kennels, greenhouses larger than five hundred square feet in floor area, or the keeping of exotic animals;

D. Home occupations;

E. One office incidental and necessary to the conduct of a permitted use;

F. Other accessory uses and buildings which in the opinion of the county are customarily appurtenant to a permitted use except for buildings designed or intended for human habitation;

G. Transitional housing;

18.16.030 Conditional uses.

Conditional uses for which use permits are required in the AG zone are as follows:

A. Employee housing necessary to maintain an active agricultural operation;

B. Reserved;

C. Hog farms, turkey or chicken farms, fur farms, kennels, greenhouses exceeding five hundred square feet in floor area, or the keeping of exotic animals;

D. Roadside stands for the sale of agricultural products primarily grown in the local area;

E. Animal feed and sales yards; agricultural processing plants; agricultural products storage plants and yards; and forest products manufacturing and processing plants capable of processing up to five thousand board feet per day;

F. Cemeteries, crematories, mausoleums, columbariums;

G. Commercial mines and quarries, rock, sand and gravel borrow pits capable of processing up to fifty tons of rock material per day; mineral exploration or claim proving activities involving the use of power or motorized equipment for access, test boring or test hole digging, land clearing or other such purposes (Ref. Surface Mining and Reclamation Act of 1975);

H. Drilling for and/or removal of geothermal resources or oil, gas or other hydrocarbon substances;

I. Facilities intended to serve disbursed recreational activities such as campgrounds, hunting lodges, pack stations and trailhead and overnight cross-country ski touring huts subject to applicable federal, state and county statutes, ordinances, rules and regulations;

J. Private airports and landing strips or pads and accessory uses and structures;

K. Quasi-public buildings or structures and uses as defined in Section 18.08.640;

L. Power generation, distribution, or transportation facilities except for service connections to permitted facilities which are permitted outright;

M. Dumping, disposal, incineration, or reduction of garbage, sewage, offal, dead animals or refuse;

18.16.040 Area, lot width and yard requirements.

The following minimum requirements shall be observed in the AG zone, except where changed for conditional uses:

A. Parcel area: twenty acres;

B. Minimum parcel width and depth: parcel depth should not exceed two times parcel width;

C. Front yard: thirty feet;

D. Side yard: thirty feet;

E. Rear yard: thirty feet. (Ord. 480 (part), 1988; Ord. 453 § 6.04, 1985)
