17.31.010 Purpose.

The purpose of this combination district is to allow for transient occupancy use of certain properties located in an R-3, residential/professional office, multiple-family residential district; to encourage transit occupancy use in a manner compatible with surrounding land uses. (Ord. 460 § 25, 1991).

17.31.020 Uses allowed.

A. Uses allowed in a VA combination district are as follows and each shall require a use permit:

1. Land uses provided in CMC 17.19.020(B);

2. Motel, hotel, inns, and bed and breakfast facilities.

B. Allowed Accessory Uses. Accessory buildings; provided, that no accessory building shall be constructed prior to the construction of the main building nor on a separate lot from the main building. (Ord. 460 § 25, 1991).

17.31.030 Height limit of buildings and structures.

Height limit of buildings and structures in a VA district shall be 25 feet.

17.31.035 Allowable building bulk.

A. The maximum number of visitor accommodations units in any single structure shall be eight.

B. A minimum of 45 percent of the net lot area shall be retained in landscaped open space for development involving visitor accommodations except in the downtown area. Walks, pools, patios and other similar areas may be considered as part of the open space requirement. Parking areas shall not be counted unless special paving or other design features are incorporated. (Ord. 519 § 3, 1996).

17.31.040 Lot area requirements.

A. Lot area and dimensional requirements in a VA district shall be the same as the combining zone.

B. Minimum lot density shall be:

1. One hotel/motel/inn unit per 1,000 square feet;

2. One residential unit per 2,000 square feet;

3. Affordable residential units, one per 1,000 square feet.

C. Setbacks for main buildings and accessory buildings shall be the same as the combining district.

17.31.050 Design review.

New construction, remodels and renovations shall require design review in accordance with Chapter 17.06 CMC.
