14.35.010 Special regulations in residential districts.

The following regulations shall apply in the residential district:

(a) The allowable height of freestanding and ground signs is not to exceed six feet. Placement is to be at least six feet from any public right-of-way.

(b) Prohibited Signs.

(1) All signs not permitted by Chapter 14.30 GMC.

(2) Projecting and temporary signs in excess of 16 square feet.

(3) All roof signs.

(c) For permitted nonresidential uses, including churches, synagogues, medical, public, or charitable organizations or child care, one freestanding or wall sign, not to exceed 24 square feet in sign area.

(d) “Grand Opening” temporary signs shall be allowed for one week. This allowance may be used only once by a specific business and/or ownership.

(e) Project development signs shall not exceed 16 square feet or be permitted for more than six months and must be removed if a construction sign is erected.

(f) One construction sign for each construction project, not to exceed 32 square feet; except that no more than two individual tradesmen may display separate signs not to exceed six square feet each in lieu of the 32-square-foot construction sign. Such signs may be erected 10 days prior to beginning construction and shall be removed after six months or completion of construction, whichever comes first, unless extension is granted by the town manager.

(g) Subdivision entrance signs may not exceed 32 square feet.

(h) One freestanding identification sign shall be permitted for each apartment or condominium complex, not to exceed 24 square feet or 10 feet in height, and one wall sign for each street frontage, not to exceed 24 square feet. Unit numbers or building numbers, in the event that the complex is two or more buildings, shall not be larger than four square feet on as many sides of the individual buildings as necessary and shall be exempt from permit requirements. Wall signs shall not be placed higher than the second floor or the bottom of the eaves.

(i) Total signage in the residential district may not exceed 24 square feet per building; except that if a construction sign or subdivision entrance sign is erected total signage may not exceed 32 square feet per building. [Code 1999 § 19-8-1].
