16.30.010 Establishment of official zoning map.

The location of the zoning districts established are shown on the map entitled “Official Zoning Map of the Town of Granby.” The official map is filed at the office of the town clerk, and shall be kept current at all times. All amendments to the map made in conformity with this chapter shall be recorded promptly after adoption, showing general location, effective date, and nature of any changes. Each map amendment shall be supplemented by a file, and shall contain a legal description of the area changed, a description of the nature of the change and all pertinent documents such as application submittal materials, legal notices and meeting minutes, and record of proceedings.

No changes shall be made to the official zoning map, except in the manner herein set forth. Any unauthorized change to the official zoning map by any person or persons shall be deemed a violation of this chapter.

Regardless of the existence of purported copies of the official zoning map which may from time to time be made or published, the official zoning map which shall be located in the office of the clerk shall be the final authority as to the current zoning status of land and water areas, buildings, and other structures in the town, except in cases where inadvertent mistakes are found.

The official zoning map shall be identified by the signature of the mayor and attested by the town clerk under the following words: “This is to certify that this is the Official Zoning Map referred to in GMC 16.30.010 of the town of Granby, Colorado,” together with the date of the adoption of the ordinance codified in this title. 16.30.020 Interpretation of district boundaries.

Where uncertainty exists as to the boundaries of districts as shown on the official zoning map, the following rules shall apply:

(a) Boundaries indicated as following approximately the centerlines of streets, highways, or alleys shall be construed to follow such centerlines;

(b) Boundaries indicated as following approximately platted lot lines in subdivisions shall be construed as following such lot lines;

(c) Boundaries indicated as following approximately town limits shall be construed as following such town limits;

(d) Boundaries indicated as following lake or pond shorelines shall be construed to follow such shorelines, and in the event of change in the shoreline shall be construed as moving with the actual shoreline; boundaries indicated as approximately following the centerlines of streams, rivers, canals, lakes, or other bodies of water shall be construed to follow such centerlines;

(e) Boundaries indicated as parallel to or extensions of features indicated in subsections (a) through (d) of this section shall be so construed. Distances not specifically indicated on the official zoning map shall be determined by the scale of the map;

(f) Where physical or topographical features existing on the ground are at variance with those shown on the official zoning map, or in other circumstances not covered by subsections (a) through (e) of this section, the board of adjustment shall interpret the district boundaries.
