16.55.010 Intent.

The intent of the multiple-family residential high density district is to provide sites for multiple-family structures of sufficient density to provide affordable housing primarily for residents as well as appropriate accessory uses and such public facilities as may be appropriately located in the same district. 16.55.020 Uses by right and conditional uses.

16.55.030 Accessory uses.

(a) Garages and carports for storage of residential-related vehicles not to exceed 10,000 pounds.

(b) Vehicle parking and loading space as required in GMC 16.125.090. Parking, loading and driveway areas need not be paved for existing single-family structures.

(c) Private greenhouses, tool sheds, playhouses, doghouses, swimming pools, patios or recreation facilities customarily incidental to single- and two-family residential uses.

16.55.040 District standards.

450 square feet of living area per dwelling unit

Minimum Lot Area

6,250 square feet

Minimum Lot Width

50 feet plus 10 feet per dwelling unit over two units

Minimum Front Yard Setback

15 feet

Minimum Side Yard Setback

10 feet

Minimum Rear Yard Setback

10 feet

Maximum Building Height

40 feet

Maximum Building Coverage

40 percent

Maximum Residential Density

One dwelling unit per 1,742 square feet of lot area (25 units/acre)

Minimum Open Space

45 percent of the total lot area
