18.32.010 District intent.

The AC (agricultural commercial) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Commercial and industrial uses directly related to agricultural operations that are compatible with the character of the area.

(B) Application of District.

(1) Existing or new development.

(2) Spot zoning within or directly adjacent to existing agricultural areas.

(3) Land within the city’s extraterritorial jurisdiction.

(C) Appropriate adjacent districts: AG, AC, I2, I3 and HI.

(D) Plan Commission.

18.32.020 Permitted uses.

The following uses are considered permitted in the agricultural commercial (AC) district:

(A) Agricultural crop production.

(B) Agricultural tourism.

(C) Campground.

(D) Farmers’ market.

(E) Food production or processing.

(F) Grain elevator.

(G) Heavy equipment repair.

(H) Hobby farming.

(I) Liquid fertilizer storage.

(J) Orchard.

(K) Outdoor storage.

(L) Paintball facility.

(M) Permanent outdoor display areas.

(N) Plant nursery.

(O) Processing of agricultural products.

(P) Raising of exotic animals.

(Q) Raising of farm animals.

(R) Roadside sales.

(S) Sale of agricultural products.

(T) Stable, commercial.

(U) Stable, private.

(V) Storage of agricultural products.

(W) Telecommunication facility.

(X) Tree farm.

(Y) Vineyard.

(Z) Welding facility.

(AA) Wind turbine system, large.

(BB) Wind turbine system, small.

18.32.030 Special exception uses.

The following uses are considered a special exception in the agricultural commercial (AC) district:

(A) Automobile gas station.

(B) Kennel.

(C) Office, construction trade.

(D) Self storage facility.

18.32.040 Development standards.

(A) Minimum lot area: 15,000 square feet.

(B) Minimum lot width: 120 feet.

(C) Sanitary sewer utility: required where available.

(D) Water utility: required where available.

(E) Minimum front yard setback: 50 feet for primary and accessory structures.

(F) Minimum side yard setback: 30 feet for primary and accessory structures.

(G) Minimum rear yard setback: 30 feet for primary and accessory structures.

(H) Maximum lot coverage: 60 percent of lot area.

(I) Minimum main floor area: not applicable.

(J) Minimum dwelling unit size: not applicable.

(K) Maximum primary structures: no limit.

18.32.050 Additional development standards.

(A) Accessory structure: AMC 18.164.010 and 18.164.020.

(B) Density and intensity: AMC 18.160.080.

(D) Environmental: AMC 18.160.130.

(E) Fence and wall: AMC 18.160.140 and 18.160.160.

(F) Floodplain: Chapter 15.20 AMC.

(G) Floor area: AMC 18.160.200.

(H) Height: AMC 18.160.210.

(I) Landscaping: AMC 18.172.010 and 18.172.060.
