MEDIUM DENSITY SINGLE-FAMILY RESIDENTIAL (R2) DISTRICT

18.44.010 District intent.

The R2 (medium density single-family residential) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Single-family detached homes.

(2) Small to medium sized homes.

(3) Medium sized lots.

(B) Application of District.

(1) Existing and new development.

(2) District areas can range from small pockets (a couple of lots) to large areas (entire neighborhoods and blocks).

(C) Development Standards.

(1) Promote low-impact development in harmony with a natural setting.

(D) Appropriate adjacent districts: PR, AG, ER, R1, R2, R3, R4, R5, TR, LR, MH, UV, IS, NC, and DC.

(E) Plan Commission.

(1) Should use this district for the majority of new single-family residential development within the City of Angola.

(F) Board of Zoning Appeals.

18.44.020 Permitted uses.

The following uses are considered permitted in the medium density single-family residential (R2) district:

(A) Child care home.

(B) Dwelling, manufactured home.

(C) Dwelling, single-family detached.

(D) Fair housing facility (small).

(E) Home business, type 1.

(F) Home business, type 2.

18.44.030 Special exception uses.

The following uses are considered a special exception in the medium density single-family residential (R2) district:

18.44.040 Development standards.

(A) Minimum lot area: 10,000 square feet.

(B) Minimum lot width: 80 feet.

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 30 feet for primary and accessory structures.

(F) Minimum side yard setback: six feet for primary and accessory structures.

(G) Minimum rear yard setback: 20 feet for primary structures; 10 feet for accessory structures.

(H) Maximum lot coverage: 40 percent of lot area.

(I) Minimum main floor area: not applicable.

(J) Minimum dwelling unit size: 1,000 square feet.

(K) Maximum primary structures: one.

(L) Maximum density: 3.5 dwelling units per acre in a multiple lot development.
