R-3 RESIDENTIAL--MEDIUM DENSITY

17.14.040 Lot coverage and floor area.
17.14.010 Intent.
The intent of this district is to provide for the development of one to four family residential structures. It should provide for changing patterns of residential areas where facilities can be provided to serve the residents and for a variety of housing types to serve the varied needs of families of different size, age, and character, while reducing the adverse effects of nonresidential uses. 17.14.020 Permitted uses.
Permitted uses in the R-3 district are:
A. Accessory uses;
B. Churches;
C. Conditional uses provided in Chapter 17.32 and subject to this chapter;
D. Home occupations;
E. Multifamily dwellings;
F. Temporary buildings for and during construction only;
G. Uses permitted in the R-1 and R-2 districts. (Ord. 93 §1(7.2), 1982)
17.14.030 Lot area and width.
A. Minimum lot area for two or four family units shall be three thousand square feet per dwelling unit with a lot width of at least sixty feet.
B. Minimum lot area for other uses shall be five thousand square feet with a minimum lot width of sixty feet. (Ord. 93 §1(7.3), 1982)
17.14.040 Lot coverage and floor area.
Not more than forty percent of the lot area shall be occupied by the principal and accessory buildings. Each dwelling shall have a minimum of seven hundred fifty square feet of floor area. (Ord. 93 §1(7.4), 1982)
17.14.050 Yards.
Every lot in the R-3 district shall have the following minimum yards:
A. Front yard, twenty-five feet;
B. Rear yard, twenty feet;
C. Side yards, eight feet each side. (Ord. 93 §1(7.5), 1982)
17.14.060 Building height.
Maximum building height in the R-3 district shall be thirty-two feet. (Ord. 93 §1(7.6), 1982)
17.14.070 Off-street parking.
Off-street parking shall be provided in accordance with the requirement in Chapter 17.42 of this title. (Ord. 93 §1(7.7), 1982)
17.14.080 Off-street loading.
Off-street loading shall be provided in accordance with the requirements of Chapter 17.44 of this title. (Ord. 93 §1(7.8), 1982)
