R-2 RESIDENTIAL--SINGLE-FAMILY--MEDIUM DENSITY

17.12.010 Intent.

The intent of this district is to provide for newly constructed medium density single-family residential development to conform to the system of services available or possible limiting factors and to provide for such community facilities and services as will serve the area’s residents while protecting the residential character and quality of the area. 17.12.020 Permitted uses.

Permitted uses in this district shall be only those uses permitted in an R-1 district. (Ord. 93 §1(6.2), 1982)

17.12.030 Lot area and width.

Lot area for any use in this district shall be not less than seven thousand five hundred square feet and no lot width shall be less than seventy feet. (Ord. 93 §1(6.3), 1982)

17.12.040 Lot coverage and floor area.

No more than thirty percent of the lot area shall be occupied by the principal and accessory buildings. Each dwelling shall have a minimum of one thousand square feet of floor area. (Ord. 93 §1(6.4), 1982)

17.12.050 Yards.

Every lot in the R-2 district shall have the following minimum yards:

A.    Front yard, twenty-five feet;

B.    Rear yard, twenty feet;

C.    Side yards, eight feet each side. (Ord. 93 §1(6.5), 1982)

17.12.060 Building height.

Maximum building height in this district shall be 26.6 feet. (Ord. 147 (part), 1992: Ord. 93 §1(6.6), 1982)

17.12.070 Off-street parking.

Off-street parking requirements for this district shall be the same as for the R-1 district. (Ord. 93 §1(6.7), 1982)

17.12.080 Off-street loading.

Off-street loading requirements for this district shall be the same as for the R-1 district. (Ord. 93 §1(6.8), 1982)
