16.32.010 Minimum lot size.

Lot sizes shall conform to such other respective Colfax Municipal Code titles.  (Ord. 1161 §1 (part), 1984).

16.32.020 Lots to abut on city street--Exceptions.

Every lot shall abut on a dedicated and improved street for at least twenty feet; except for lots in the rural residential zone two acres or greater in size which have access by permanent common use right-of-way, roadway, driveway or equivalent of a minimum width of forty feet to and from a dedicated city street; and provided, the city council, upon recommendation of the planning commission or the short plat committee, may waive said requirement for lots that are by deed or plat restrictions limited to use as open space areas, parks, or playgrounds, and limited to improvements consisting only of outdoor playground and park equipment, having appurtenant thereto a permanent access easement, right-of-way, or equivalent of a minimum width of five feet to and from a dedicated and improved street.  (Ord. 08-05 §1: Ord. 04-01 §1: Ord. 1161 §1 (part), 1984).

16.32.025 Lots not abutting city streets--Driveways.

Every lot not abutting on a dedicated and improved city street for at least twenty feet shall include a driveway of a minimum width of twelve feet over and across said lot to and from all occupied buildings and a dedicated city street or to and from a delineated common use right-of-way, roadway, driveway or equivalent of a minimum width of forty feet. (Ord. 08-05 §2).

16.32.030 Building setback lines.

Minimum setback lines from property lines in residential zones shall conform with Title 17 of this code.  (Ord. 1161 §1 (part), 1984).

16.32.040 Corner.

Corner lots in a residential area shall conform to the "front yard" setback requirement on one street frontage, as permitted in Section 17.04.210 of this code.  (Ord. 1161 §1 (part), 1984).

16.32.050 Property lines at corners.

Property lines at street intersection corners shall be arcs having radii of at least twenty feet or shall be chords of such arc.  (Ord. 1161 §1 (part), 1984).

16.32.060 Side lines.

Side lines of lots shall be approximately at right angles to or radial to the street line.  (Ord. 1161 §1 (part), 1984).

16.32.070 Shape.

The shape of lots and their orientation shall be appropriate to the location of the proposed subdivision and to the type of development contemplated. (Ord. 1161 §1(part), 1984).

16.32.080 Double frontage.

Double frontage lots, other than corner lots, will be permitted only under unusual circumstances. (Ord. 1161 §1(part), 1984).

16.32.090 Grading for stormwater.

Lots and blocks shall be graded so as to control depressions that would accumulate stormwater. Grades at building sites shall bear such relationships to roadway and curb grades as to prevent flooding of basement windows or of entryways either to basements or to first floor levels in the absence of basements. Where deemed necessary, the planning commission may require the subdivider to submit working drawings showing contours to which the property is to be graded to provide for the requirements of this section. The planning commission shall transmit a copy of the approved drawing to the clerk. In such cases, building permits shall not be issued unless the lot plan indicates site and building grades consistent with the grading drawing. (Ord. 1161 §1(part), 1984).
