17.48.010 Content.

The final plat shall be of form and content as specified herein and shall not deviate from the intent of the proposed plat upon which tentative approval was granted. (Ord. 191 § 8(a), 1967).

17.48.020 Drawing specifications.

The final plat shall be prepared on linen cloth, or equal, 17 inches by 22 inches, drawn with India ink or equal. (Ord. 191 § 8(b), 1967).

17.48.030 Signatures – Interlineations.

All signatures shall be in India ink or equal. No interlineations will be permitted. (Ord. 191 § 8(c), 1967).

17.48.040 Data shown on plat.

The following data shall be shown on the plat:

(1) Name of plat;

(2) Location by section, township and range and the notation “City of Normandy Park, Washington”;

(3) The name and seal of the land surveyor or engineer;

(4) Scale, date and the direction of north referenced to Washington Lambert Grid, North Zone. (Ord. 191 § 8(d), 1967).

17.48.050 Description.

The description of the property platted shall be the same as that on the title certificate. (Ord. 191 § 8(e), 1967).

17.48.060 Delineation.

The delineation of the map shall be complete with respect to the following:

(1) Section lines accurately referenced to the lines of the subdivision;

(2) True courses and distances to the nearest section corners which shall accurately establish the location of the plat;

(3) The plat boundary lines with accurate distances and bearings shall be shown on the map and referenced to the Washington Lambert Grid, North Zone;

(4) The name, location, width, bearings and distances of the centerline of all streets within and adjoining the plat;

(5) The location, width, bearings and distances of all easements within the plat;

(6) Radii, internal angles, points of curvatures, tangent bearings, and length of all arcs;

(7) All lot numbers and lot perimeter dimensions and bearings;

(8) The location of all survey monuments;

(9) Accurate outlines of any areas to be dedicated or reserved for public use, with the purposes indicated thereon and in the dedication; and of the area to be reserved by deed covenant for common uses of certain property owners;

(10) The accuracy required for horizontal control of the plat shall be of the order of one in 5,000 with all dimensions on the face of the plat to close within plus or minus .01 feet. (Ord. 191 § 8(f), 1967).

17.48.070 Attendant items.

The final plat shall include the following forms, properly endorsed:

(1) Certificate by registered land surveyor (to be designated “surveyor’s certificate”):

I hereby certify that this plat of _____________ is based upon an actual survey and subdivision of Section ____ Township _____ Range ____; that the distances, courses and angles are shown hereon correctly; and that the monuments have been (or will be) set, the lot and block corners have been (or will be) staked correctly in the ground thereof, and that I have fully complied with the provisions of the statutes of the State of Washington under the regulations of the City of Normandy Park governing platting.

(A two-inch diameter space shall be left blank for the engineer’s seal).

(2) Certificate by county treasurer (to be designated “treasurer’s certificate”):

I hereby certify that all property taxes are paid. There are no delinquent special assessments and all special assessments on any of the property herein contained dedicated as streets, alleys or for other public use are paid in full, this ______ day of _____, 20___.

(3) Certificate by city engineer (to be designated as “approval”):

(7) Dedication:

Know all men by these presents that we the undersigned, owners in fee simple of the land hereby platted declare this plat and dedicate to the use of the public forever, all streets, avenues, and easements as shown hereon, and the use thereof for any and all public purposes not inconsistent with the use thereof for public highway purposes, together with the right to make all necessary slopes for cuts or fills upon the lots and blocks shown hereon in the reasonable grading of the streets or avenues shown hereon.

17.48.080 Restrictions.

All lots are subject to restrictive covenants as filed with this plat and recorded in the office of the county auditor. (Ord. 191 § 8(g), 1967).
