23.12.010 Purpose.

The floodplain use district (FP) is a zone classification permitting essentially open land uses such as agriculture, grazing lands, and recreational uses compatible with federal and state requirements on land which is unsuited, because of physical conditions and flood potential, to the establishment and development of residential areas. [Ord. 28-05 § 1.02].

23.12.020 Permitted uses.

The following uses are permitted in the FP district:

A. Agriculture.

B. Private stables, parks, playgrounds, golf courses, and wildlife refuge. [Ord. 28-05 § 1.02].

23.12.030 Secondary permitted uses.

The following uses are permitted in the FP district in conjunction with, but subordinate to, any of the uses permitted by RMC 23.12.020:

A. Accessory buildings and uses customarily incidental to a permitted essential or primary use, including boat moorage;

B. Public utility structures when their location and construction do not obstruct drainage channels and meet applicable federal, state and city requirements. [Ord. 28-05 § 1.02].

23.12.035 Special uses.

The following uses are permitted in an FP district, subject to issuance of a special use permit by the planning commission in accordance with Chapter 23.46 RMC:

A. Public stables and riding academies. [Ord. 28-05 § 1.02].

23.12.040 Minimum lot area.

There is no minimum lot area requirement in the FP district except that enclosures for the grazing and pasturing of livestock shall not be less than one acre in area. [Ord. 28-05 § 1.02].

23.12.050 Minimum yard requirements.

No pen or building shall be located less than 50 feet from any public right-of-way or from the boundary along which an FP district abuts any other district. [Ord. 28-05 § 1.02].
