17.32.010 Permitted uses.

Any use permitted in the R-1 residence district. (Prior code § 17.30(1))

17.32.020 Building locations.

A.    Setback: fifty (50) feet minimum.

B.    Offset: 25 feet for any lot platted after August 15, 1989, and a minimum of 50 feet to a rear property line when such property line is adjacent to a less restrictive district or railroad right-of-way;

20 feet for landsplits. (Ord. 2862-24 § 3, 2024; prior code § 17.30(2))

17.32.030 Height regulations.

A.    Principal building: thirty-five (35) feet maximum.

B.    Accessory buildings: fifteen (15) feet maximum.

C.    Attached garages: no higher than the principal building’s roof ridge. The garage must be consistent with the principal dwelling’s architecture and building materials as well as the character of the neighborhood. (Ord. 1666 § 1 (part), 1998: prior code § 17.30(3))

17.32.040 Area regulations.

A.    Floor Area.

1.    Minimum required: see Chapter 17.116.

2.    Maximum FAR permitted, applicable to conditional uses only: 30% including accessory buildings.

B.    Lot Size.

1.    Minimum area: twenty-five thousand (25,000) square feet.

2.    Minimum average width: 130 feet for subdivisions platted after August 15, 1989;

120 feet for those platted before August 15, 1989.

C.    Open space: 20,000 square feet minimum per dwelling unit.

D.    Maximum lot coverage: twenty (20) percent principal building; five percent accessory buildings, including attached garages. (Ord. 2862-24 § 4, 2024; Ord. 2021-061504 § 7, 2021; Ord. 1996-05 § 2, 2005; Ord. 1666 § 1 (part), 1998; prior code § 17.30(4))

17.32.050 Pavement location and landscape surface ratio.

A.    For conditional uses, pavement offset shall be twenty-five (25) feet, and pavement setback shall be twenty-five (25) feet.

B.    For conditional uses, landscape surface ratio shall be a minimum of fifty (50) percent. (Ord. 2606-20 § 5, 2020)
