17.34.100    Parking.

17.34.010 Purpose.

The purpose of this district is to allow for sufficient space to accommodate the community’s need for a wide range of public uses, such as parks, playgrounds, cultural and educational facilities, and infrastructure systems; to protect lands whose primary purpose is to remain in open space such as wildlife sanctuaries, wetlands, reservoirs, and agriculture; and, to prevent development of areas which are environmentally sensitive, such as floodplains, and geologically hazardous sites.  (Ord. 90-02 §2(part), 1990).

17.34.020 Permitted uses.

Permitted uses in this district are as follows:

A.    One single-family dwelling or single-family mobile home consistent with the architectural standards established in Section 17.40.050;

B.    Agricultural and residential accessory uses consistent with the standards established in Chapter 17.62;

C.    Parks, playgrounds, campgrounds and botanical gardens;

D.    Wetlands, wildlife habitat, and reservoirs;

E.    Growing and harvesting of agricultural crops;

F.    Grazing of livestock;

G.    Employee housing;

H.    Farmworker housing.  (Ord. 19-01 §2, 2019:  Ord. 90-02 §2(part), 1990).

17.34.030 Conditional uses.

Conditional uses in this district are as follows:

A.    Dairies and stockyards;

B.    Educational institutions and schools;

C.    Museums, civic auditoriums, theaters, galleries, and historical sites, library and community centers;

D.    Parking lots;

E.    Fire stations;

F.    Utility and communication facilities;

G.    Wastewater treatment plants;

H.    Water pump stations;

I.    Cemeteries;

J.    Mortuaries, when located on the same site as a cemetery;

K.    Golf courses;

L.    A second residential unit consistent with the requirements of Chapter 17.66;

M.    Guest house.  (Ord. 90-02 §2(part), 1990).

17.34.040 Density.

Except as provided by Section 17.34.020(C), not more than one residential dwelling shall be permitted per five acres.  A single dwelling unit shall be permitted on lots having an area of less than five acres.  (Ord. 90-02 §2(part), 1990).

17.34.050 Minimum parcel size.

The minimum parcel size shall be five acres.  (Ord. 90-02 §2(part), 1990).

17.34.060 Building height.

The maximum height of a main building shall be thirty-five feet.  Accessory structures shall not exceed forty-five feet.  (Ord. 90-02 §2 (part), 1990).

17.34.070 Yards.

A.    Front yard:  thirty-five feet.

B.    Rear yard:  twenty feet.

C.    Side yard:  fifteen feet except on a corner lot where the street side of the lot shall have a side yard setback of thirty feet.  (Ord. 90-02 §2(part), 1990).

17.34.080 Signs.

Signs shall be consistent with the requirements of Chapter 17.76.  (Ord. 90-02 §2(part), 1990).

17.34.090 Fences, walls and hedges.

Fences, walls, and hedges shall be consistent with the requirements of Section 17.40.048.  (Ord. 90-02 §2(part), 1990).

17.34.100 Parking.

Off-street parking and loading standards shall be consistent with the requirements of Chapter 17.76.  (Ord. 90-02 §2(part), 1990).
