17.44.010 Purpose.

The purpose of this district is to provide areas in the community which are appropriate for office development and identify residential sites which, due to their location, are appropriate for transition to office use.  (Ord. 90-02 §2(part), 1990).

17.44.020 Permitted uses.

Permitted uses in this district are as follows:

A. Single-family dwelling and accessory structures;

B. Home occupations consistent with the requirements of Chapter 17.18;

C. Medical, professional and administrative offices;

D. Police and fire stations;

E. Churches;

F. Beauty and barber shops.  (Ord. 90-02 §2(part), 1990).

17.44.030 Conditional uses.

Conditional uses in this district are as follows:

A. Eating establishments and restaurants;

B. Club or lodge;

C. Hospital;

D. Public uses of an administrative, public service or cultural type including special district, city, county, state or federal facilities;

E. Medical clinics;

F. Pharmacy;

G. Bank;

H. Office equipment sales;

I. Post office;

J. Duplicating and printing services;

K. Multiple-family residential (R-2 and R-3 districts);

L. A second residential unit consistent with the requirements of Chapter 17.66.  (Ord. 90-02 §2(part), 1990).

17.44.040 Development standards.

The following development standards, together with applicable standards specified in Chapter 17.84, shall apply to all land and structures within this district.

A. Minimum Lot Size.  No requirement.

B. Building Height.  The maximum height of any structure shall be thirty-five feet.

C. Building Coverage.  No requirement.

D. Yards.

1. Front yard:

a. Five feet, except when the lot abuts a residential dwelling in which case the setback distance shall be the same as the adjoining residential units.  If there are residential units on both sides of the subject site with differing setbacks, the setback shall be within the range of the setbacks of the adjoining units.

b. Parcels fronting Whitesbridge Road shall have a front yard setback that is sixty feet from the centerline of Whitesbridge.  To the maximum extent possible, this area shall be landscaped.

2. Side yard:  No requirement, except when the side yard abuts a residential use in which case the setback distance shall be five feet.

3. Rear yard:  No requirement, except where the rear yard abuts a residential use in which case the setback distance shall be ten feet.  (Ord. 99-04 §1, 1999; Ord. 96-13 §1, 1996; Ord. 90-02 §2(part), 1990).

17.44.050 Signs.

Signs shall be consistent with the requirements of Chapter 17.76.  (Ord. 90-02 §2(part), 1990).

17.44.060 Fences, walls and hedges.

Fences, walls and hedges shall be consistent with the requirements of Chapter 17.78.  (Ord. 90-02 §2(part), 1990).

17.44.070 Parking.

Off-street parking and loading shall be consistent with the requirements of Chapter 17.74.  (Ord. 90-02 §2(part), 1990).

17.44.080 Accessory structures.

Construction of accessory structures within this district shall be consistent with the standards established in Chapter 17.62.  (Ord. 90-02 §2(part), 1990).

17.44.090 Site plan review.

A site plan for new construction of commercial uses, churches, or offices within this district, shall be submitted to the city planner for review in accordance with Chapter 17.14.  Construction that increases the square footage or the number of units by more than fifty percent shall also require site plan review.  (Ord. 90-02 §2(part), 1990).
