18.112.010 District intent.
The HI (high impact) district is intended to be used as follows:
(A) Use Type and Intensity.
(1) High impact uses.
(B) Application of District.
(1) Existing and new development.
(C) Development Standards.
(1) Minimize light, noise, water, and air pollution.
(D) Appropriate adjacent districts: AG, AC, I2, I3, and HI.
(E) Plan Commission.
(1) Zone property HI only after determining the site is appropriate for any of the possible uses allowed in the zoning district.

18.112.020 Permitted uses.
The following uses are considered permitted in the high impact (HI) district:
(A) Amusement park.
(B) Cemetery or mausoleum.
(C) Construction demolition landfill.
(D) Construction trade office with outdoor yard.
(E) Distribution facility.
(F) Electrical generation plant.
(G) Food production or processing.
(H) Gravel or sand mining.
(I) Heavy equipment repair.
(J) Incinerator.
(K) Jail.
(L) Junkyard.
(M) Juvenile detention facility.
(N) Liquid fertilizer storage.
(O) Manufactured home sales.
(P) Manufacturing, heavy.
(Q) Metal shredding.
(R) Office, construction trade.
(S) Outdoor storage.
(T) Prison.
(U) Processing of agricultural products.
(V) Race track.
(W) Recreational vehicle sales.
(X) Recycling processing.
(Y) Rendering plant.
(Z) Retail sales, special.
(AA) Sale of agricultural products.
(BB) Sanitary landfill or refuse dump.
(CC) Scrap metal yard.
(DD) Semi tractor sales.
(EE) Sewage treatment plant.
(FF) Sexually oriented business.
(GG) Shooting range.

18.112.040 Development standards.
(A) Minimum lot area: 20 acres.
(B) Minimum lot width: 400 feet.
(C) Sanitary sewer utility: required.
(D) Water utility: required.
(E) Minimum front yard setback: 200 feet for primary and accessory structures.
(F) Minimum side yard setback: 200 feet for primary and accessory structures.
(G) Minimum rear yard setback: 200 feet for primary and accessory structures.
(H) Maximum lot coverage: 65 percent of lot area.
(I) Minimum main floor area: not applicable.
(J) Minimum dwelling unit size: not applicable.
(K) Maximum primary structures: five.
