HIGH INTENSITY INDUSTRIAL (I3) DISTRICT

18.108.010 District intent.
The I3 (high intensity industrial) district is intended to be used as follows:
(A) Use Type and Intensity.
(1) High intensity industrial uses.
(2) Heavy manufacturing, fabricating and processing.
(B) Application of District.
(1) Existing and new development.
(2) Zoning district is comprised of small pockets of development (a couple of lots) to medium sized areas.
(3) Should exist primarily within Angola’s city limits.
(C) Development Standards.
(1) Recognize the need for development standards that minimize impacts on surrounding properties while encouraging economic vitality.
(2) Do not require separation or buffering from uses with similar intensity.
(3) Require extensive buffering when adjacent to less intense uses.
(4) Assure there are minimal negative effects on the natural environment.
(5) Minimize light, noise, water, and air pollution.
(D) Appropriate adjacent districts: PR, AG, AC, HC, I1, I2, I3, and HI.
(E) Plan Commission.
(1) Zone property I3 only after determining that the site is appropriate for any of the possible permitted uses.
(2) Be very sensitive to environmental protection.
(F) Board of Zoning Appeals.
(1) Allow a special exception use only when it clearly benefits the surrounding areas.

18.108.020 Permitted uses.
The following uses are considered permitted in the high intensity industrial (I3) district:
(A) Construction trade office with outdoor yard.
(B) Distribution facility.
(C) Electrical generation plant.
(D) Flex-space.
(E) Food production or processing.
(F) Government operation (non-office).
(G) Heavy equipment repair.
(H) Liquid fertilizer storage.
(I) Manufacturing, heavy.
(J) Manufacturing, light.
(K) Metal shredding.
(L) Office, construction trade.
(M) Outdoor storage.
(N) Processing of agricultural products.
(O) Recycling processing.
(P) Research center.
(Q) Self storage facility.
(R) Sewage treatment plant.
(S) Storage of agricultural products.
(T) Telecommunication facility.
(U) Testing lab.
(V) Tool and die shop.
(W) Transfer station.
(X) Warehouse storage facility.
(Y) Water treatment plant.
(Z) Welding facility.
(AA) Wind turbine system, large.

18.108.040 Development standards.
(A) Minimum lot area: three acres.
(B) Minimum lot width: 200 feet.
(C) Sanitary sewer utility: required.
(D) Water utility: required.
(E) Minimum front yard setback: 40 feet for primary and accessory structures.
(F) Minimum side yard setback: 20 feet for primary and accessory structures.
(G) Minimum rear yard setback: 20 feet for primary and accessory structures.
(H) Maximum lot coverage: 75 percent of lot area.
(I) Minimum main floor area: not applicable.
(J) Maximum main floor area: not applicable.
(K) Minimum dwelling unit size: not applicable.
(L) Maximum primary structures: 10.
