MODERATE INTENSITY INDUSTRIAL (I2) DISTRICT

18.104.010 District intent.

The I2 (moderate intensity industrial) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Moderate intensity industrial uses.

(2) Business parks, distribution operations, and industrial parks.

(3) Standalone buildings or multiple primary structures on one lot.

(B) Application of District.

(1) Existing and new development.

(2) Zoning district is comprised of small pockets of development (a couple of lots) to medium sized areas.

(3) Should exist primarily within Angola’s city limits.

(C) Development Standards.

(1) Recognize the need for development standards that minimize impacts on surrounding properties while encouraging economic vitality.

(2) Do not require separation or buffering from uses with similar intensity.

(3) Require extensive buffering when adjacent to less intense uses.

(4) Assure there are minimal negative effects on the natural environment.

(5) Minimize light, noise, water, and air pollution.

(D) Appropriate adjacent districts: PR, AG, AC, C2, HC, I1, I2, I3, and HI.

(E) Plan Commission.

(1) Zone property I2 only after determining that the site is appropriate for any of the possible permitted uses.

(2) Be very sensitive to environmental protection.

(F) Board of Zoning Appeals.

(1) Allow a special exception use only when it clearly benefits the surrounding areas.

(2) Be very sensitive to the potential for light pollution, noise pollution, extensive truck traffic, and inadequate ingress/egress. [Ord. 1746-2023; Ord. 1352-2010; Ord. 1286-2008. UDO § 2.41.]

18.104.020 Permitted uses.

The following uses are considered permitted in the moderate intensity industrial (I2) district:

(A) Construction trade office with outdoor yard.

(B) Distribution facility.

(C) Flex-space.

(D) Food production or processing.

(E) Government operation (non-office).

(F) Liquid fertilizer storage.

(G) Manufacturing, light.

(H) Office, construction trade.

(I) Outdoor storage.

(J) Processing of agricultural products.

(K) Research center.

(L) Self storage facility.

(M) Sexually oriented business.

(N) Storage of agricultural products.

(O) Telecommunication facility.

(P) Testing lab.

(Q) Tool and die shop.

(R) Warehouse storage facility.

(S) Water treatment plant.

(T) Wind turbine system, large.

18.104.030 Special exception uses.

The following uses are considered a special exception in the moderate intensity industrial (I2) district:

18.104.040 Development standards.

(A) Minimum lot area: two acres (sexually oriented businesses shall not be required to comply with this standard).

(B) Minimum lot width: 250 feet (sexually oriented businesses shall not be required to comply with this standard).

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 30 feet for primary and accessory structures.

(F) Minimum side yard setback: 20 feet for primary and accessory structures.

(G) Minimum rear yard setback: 20 feet for primary and accessory structures.

(H) Maximum lot coverage: 75 percent of lot area.

(I) Minimum main floor area: not applicable.

(J) Maximum main floor area: 250,000 square feet.

(K) Minimum dwelling unit size: not applicable.

(L) Maximum primary structures: eight.
