LOW INTENSITY INDUSTRIAL (I1) DISTRICT

18.100.010 District intent.

The I1 (low intensity industrial) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Low intensity industrial uses.

(2) Business park, distribution operations, and industrial facilities.

(3) Standalone buildings or multiple primary structures on one lot.

(B) Application of District.

(1) Existing and new development.

(2) Zoning district is comprised of small pockets of development (a couple of lots) to medium sized areas.

(3) Should exist primarily within Angola’s city limits.

(C) Development Standards.

(1) Require development standards that minimize impacts on surrounding properties while encouraging economic vitality.

(2) Do not require separation or buffering from uses with similar intensity.

(3) Require extensive buffering when adjacent to less intense uses.

(D) Appropriate adjacent districts: PR, AG, UV, IS, DC, C1, C2, HC, I1, I2, and I3.

(E) Plan Commission.

(1) Zone property I1 only after determining that the site is appropriate for any of the possible permitted uses.

(2) Be very sensitive to environmental protection.

(F) Board of Zoning Appeals.

(1) Allow a special exception use only when it clearly benefits the surrounding areas.

(2) Assure environmental protection before granting a special exception.

(3) Be very sensitive to pedestrian and vehicular safety and the potential for light pollution, noise pollution, loading bays fronting streets, oversized signs, extensive truck traffic, and inadequate ingress/egress. [Ord. 1746-2023; Ord. 1352-2010; Ord. 1286-2008. UDO § 2.39.]

18.100.020 Permitted uses.

The following uses are considered permitted in the low intensity industrial (I1) district:

(A) Automobile repair/body shop.

(B) Automobile services.

(C) Broadcast studio.

(D) Commercial training facility or school.

(E) Distribution facility.

(F) Farmers’ market.

(G) Flex-space.

(H) Manufactured home sales.

(I) Manufacturing, light.

(J) Office, construction trade.

(K) Permanent outdoor display areas.

(L) Recycling collection point.

(M) Research center.

(N) Retail sales, special.

(O) Sale of agricultural products.

(P) Self storage facility.

(Q) Technology park.

(R) Telecommunication facility.

(S) Testing lab.

(T) Warehouse storage facility.

(U) Welding facility.

(V) Wind turbine system, large.

18.100.030 Special exception uses.

The following uses are considered a special exception in the low intensity (I1) district:

(A) Construction trade office with outdoor yard.

(B) Outdoor storage.

(C) Processing of agricultural products.

(D) Recreational vehicles sales.

(E) Semi tractor trailer sales.

(F) Shooting range.

18.100.040 Development standards.

(A) Minimum lot area: one acre.

(B) Minimum lot width: 100 feet.

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 30 feet for primary and accessory structures.

(F) Minimum side yard setback: 15 feet for primary and accessory structures.

(G) Minimum rear yard setback: 15 feet for primary and accessory structures.

(H) Maximum lot coverage: 75 percent of lot area.

(I) Minimum main floor area: not applicable.

(J) Maximum main floor area: 75,000 square feet.

(K) Minimum dwelling unit size: not applicable.

(L) Maximum primary structures: four.
