HIGH DENSITY MULTIPLE-FAMILY RESIDENTIAL (R5) DISTRICT

18.56.010 District intent.

The R5 (high density multiple-family residential) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Multiple-family homes in the form of apartment or condominium complexes.

(2) Medium to high density.

(3) Multiple primary structures on one lot.

(B) Application of District.

(1) Existing and new development.

(2) District is comprised of spot zoning or small pockets of development (a couple of contiguous lots).

(C) Development Standards.

(1) Stringent standards to protect the quality of life for tenants and surrounding zoning districts.

(D) Appropriate adjacent districts: PR, AG, R1, R2, R3, R4, R5, TR, MH, UV, IS, NC, DC, C1, C2, and HC.

(E) Plan Commission.

(1) Should use this district for existing developments and carefully for new residential development within the City of Angola.

(F) Board of Zoning Appeals.

(1) Discourage the creation of duplexes and triplexes from existing single-family detached homes.

18.56.020 Permitted uses.

The following uses are considered permitted in the high density multiple-family residential (R5) district:

(A) Assisted living facility.

(B) Dwelling, multiple-family (five to eight units).

(C) Dwelling, multiple-family (nine plus units).

(D) Fair housing facility (large).

(E) Home business, type 1.

(F) Retirement community.

18.56.030 Special exception uses.

The following uses are considered a special exception in the high density multiple-family residential (R5) district:

(A) Dwelling, four-family (quadplex).

(B) Dwelling, three-family (triplex).

(C) Dwelling, two-family (duplex).

(D) Fraternity or sorority house.

(E) Nursing home.

(F) Police, fire or rescue station.

18.56.040 Development standards.

(A) Minimum lot area: 25,000 square feet.

(B) Minimum lot width: 100 feet.

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 30 feet for primary and accessory structures.

(F) Minimum side yard setback: 25 feet for primary and accessory structures.

(G) Minimum rear yard setback: 20 feet for primary structures; 15 feet for accessory structures.

(H) Minimum building separation: 30 feet for primary structures.

(I) Maximum lot coverage: 70 percent of lot area.

(J) Minimum main floor area: not applicable.

(K) Minimum dwelling unit size: 800 square feet per unit.

(L) Maximum primary structures: 12.

(M) Maximum density: 14 dwelling units per acre in a multiple lot development.

18.56.050 Additional development standards.
