TRADITIONAL RESIDENTIAL (TR) DISTRICT

18.60.010 District intent.

The TR (traditional residential) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Single-family detached homes.

(2) Small to medium sized homes.

(3) Small to medium sized lots.

(B) Application of District.

(1) Existing “old town” residential neighborhoods.

(2) Infill development.

(3) District areas can range from small pockets (a couple of lots) to large areas (entire neighborhoods or blocks) but should be contiguous to the existing city street grid.

(C) Development Standards.

(1) Protect, maintain, and promote the “old residential” character in Angola.

(2) Promote limited impact development in concert with an urban environment.

(D) Appropriate adjacent districts: PR, R1, R2, R3, R4, R5, TR, UV, IS, NC, and DC.

(E) Plan Commission.

(1) Should use this district primarily for existing development.

(2) Recognize that the smaller the lots, the higher the quality of design must be.

(F) Board of Zoning Appeals.

(1) Utilize the design features of surrounding properties to determine commitments and approvals.

18.60.020 Permitted uses.

The following uses are considered permitted in the traditional residential (TR) district:

(A) Accessory dwelling unit.

(B) Child care home.

(C) Dwelling, single-family detached.

(D) Fair housing facility (small).

(E) Home business, type 1.

(F) Home business, type 2.

18.60.030 Special exception uses.

The following uses are considered a special exception in the traditional residential (TR) district:

(A) Bed and breakfast.

(B) Dwelling, two-family (duplex).

(C) Places of worship.

18.60.040 Development standards.

(A) Minimum lot area: 5,500 square feet.

(B) Minimum lot width: 40 feet.

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 15 feet for primary and accessory structures.

(F) Minimum side yard setback: five feet for primary and accessory structures.

(G) Minimum rear yard setback: 15 feet for primary structures; five feet for accessory structures.

(H) Maximum lot coverage: 65 percent of lot area.

(I) Minimum main floor area: not applicable.

(J) Minimum dwelling unit size: 1,000 square feet.

(K) Maximum primary structures: one.

(L) Maximum density: 5.8 dwelling units per acre in a multiple lot development.
